TLDR. ill just summarize in short for you. normally, a designer would charge by per SF, that's if you request him for only the design. if they include the renovation, the fee would be scraped. i just renovated my 1800sf condo for around 200k but the total cost include loads of hacking. 200k is the rough estimation as i did some of the wet works myself (dad's company). as for the drawings, same as above. if you let them handle the renovation progress, the fees for drawings and planning will be 'scrapped' off but normally they'll earn it back in the outsourcing of materials and such.

it is always recommended that you get a good designer as he would be there to supervise for you. all in all, good things come with a price.
