Have just bought the unit recently and was deciding between EXSIM: Millerz
Was looking for:
1. Somewhere around Old Klang Road/Puchong
2. Condo with a good, steady community
3. Low density
4. Budget around than 800k +-
5. Reputable/Responsive developer

Reasons for purchase:
1. Sky Condo has the best location in Puchong specifically in terms of entry/exit, easy access (not to mention located in tallest location in Puchong)
You are accessible to KESAS/LDP/BUKIT JALIL by literally 3-5mins.
2. Food and grocery access is only 5-8mins drive (IOI/Sunway Pyramid(
3. It's the best workmanship compared to previous IOI condo projects
4. Residential title with a residential feeling, separate clubhouse (I grew up in a landed environment)
5. Love the layout where the Master room and the other 2 rooms are separated, allows privacy
6. Condo security communicates well
7. The community is known to be absolutely active
8. Space and privacy
9. Decent facilities

Cons:
1. There's only 1 access for the 1000 units(200 units x 5 blocks)
2. They have weird layouts for some units, but that's subjective
3. Price is on the high side (approx RM650/sqft after discount, depending on discount), but suitable for long term stay

*Update, after conversation with a friend who stays in Block C*
- Good community (sometimes even meet for drinking session)
- JMB 2nd year, coming to 3rd
- JMB survey owners between 30-40y/o
- Facilities well used (Pool/Gym/Studio/Badminton Court)
- There are 3-4 sky deck/lounge on every block, you get students studying there typically
- Can even book the skydeck for parties at low price
- Mix of local and foreign community (Korean, Chinese, Middle East, Westerners)

We went for a corner unit with view all our place, all 3 rooms and the balcony with the view of KL Tower.
We also had a really helpful salesperson who's been guiding us and answering every of our question.

So the situation is that Public Bank is the only bank that finances them with the best interest rate because other bank doesnt agree to their valuation.
(tried other banks with all the bank contacts we have, no luck)

Previous case, the bank tighten the pipes and did not allow 85% loan because developer was giving a 15% discount.
I had to pay 5% downpayment, but my friend got 85% loan and didnt have to pay a single cent.

Because of that, IOI changed the package to no discount with hopes that people can get a 90%, but they give a 48 months free installment instead. Obviously the package they are selling here is stress free for 4 years, if you can afford the downpayment (again, not their doing)

Something might have happened here and they had to adjust to a more "appealing" package.

Yup, thats right. They will pay you every 3 months upfront.

Afternoons to evenings are the worst, salesperson would typically suggest you install a tint.

Still working on the ID part, probably moving in by April.
Got a friend in unit 7, 1334sqft unit facing the clubhouse. Gets pretty warm in the evening, you definitely have to tint your balcony doors and window.
I also went to his place recently when it was raining, it does get quite cooling.

That said, I guess in Malaysia you should be expecting more warm than cold.

E, D, and C comes in bigger units like 1.5 to 1.6ksqft and are mostly sold out.
The units in Block B are rather awkward in its layout.

Unit Type B in Block A is the most popular with the most balance space between room, living, kitchen and yard.
So Block A is generally selling faster, Block B is still pretty empty.

Interestingly, the price and its design is also attracting young couples at 30+ purchasing that block while the bigger ones attracts slightly more mature crowd at 40+

Just got my keys for Sky Condo, B1 Layout
Working on ID now, super looking forward to moving in.
Vomiting all my minimalistic requirements to my ID LOL.

Block B's layout can be a little odd compared to the rests of the blocks hence the slow sales.
Don't think ghost has got anything to do with it.
