After survey on so many properties, I think those ioi, mashing,ytl property , the quality is dropping. According to the complain case from forum

As I can see now, promising developer are exsim and kerjaya prospek.. with those price better buy exsim and kerjaya prospek's project.

Yup. E&O maincon, nowadays need to depends on developer reputation . Becoz we can only see the product , after a few years...... wrong decision will make a big impact to us.

Btw , this ioi project is good for own stay, at least now can see the real unit. No risk. Better than buy other ioi project which is 50 50, we won't know whether we will get skypod quality or the skyz quality

I dun think it is ridiculous... I believe it is high floor unit. That is why slightly expensive. For own stay OK ma. Expensive becoz u looking for 1500sqf. Even 4 to 5 yrs ago. Most developer also build condo with size of 1200sqf only. Now the size is getting smaller. If u want 1500sqf with low price. U need to go back to 10 yrs ago d.

May be can forgo a bit, buy lower square feet or lower floor

Managed to visit last mth. 1200sqf around 770k, mean ard 650psf

Yours is 850,000/1500=rm 566psf. Consider OK, with this location. Even Puchong south alot developer also sell 500psf.

Only drawback is first floor... Coz the view not so nice compared to higher floor. Nvm la can go skylounge for nicer view..XD

For own stay , really good, holiday feel. If u can afford it, just go for it.
Price wise not really expensive, u save the interest to serve loan also. As it will be vped soon.

Location superb, view superb, build material superb , but need to get additional 30k-50k for renovation.. As ioi is stingy to give the semi furniture ...

Then u have to find a location with good rental yield also le. This project will appreciate or not , we also can't foreseen..

But I sure that, for investment (rental), this price sure gg.

I suggest to buy as I expect u buy it for own stay and won't sell in near future...

But , logically 5 yrs time , sell 1million, no problem la. Baru appreciate 3% per year which is lower than fd XD

Yup no doubt this is real Puchong jaya location.(prime location) The price is high due to big square feet for the unit.if Calculate based on per sqf. Price not bad la...
