No info on le cruise, le Pavillion is slightly smaller than what I’m looking for. Been looking at zefer and parc Villegas’s but worry bout the traffic. sad.gif

For me, Sky parking area is better than Le Pavilion parking unless someone prefer shops downstairs. Le Cruise macam belum launch yet lah

i feel Le Pavilion nearer to puteri, downstair got coffee bean, walking distance got macD n starbuck, opposite is that ioi birdy city with alot more office tower.

sky need driving lor, not so ong. but build up and at top of the hill is grand.

Honestly, 20% too good to be true. Even the 13% as you mentioned, those are already undesirable units. If really 20%, then definitely worth to consider already.

For some units/size, I think if 20% will be below RM 500 psf

hi,
we bought park villa as early bird Block A . obtained 5% off for the price with no freebie.
after 3 yrs of servicing loan , ioi decided to devalued our price by launching the whole Block B with approx 85k -100k cheaper with same sqft and layout.imagine ! Finally after 2 yrs of vp and prep , our legal action towards dynamic @ ioi properties is fixed. our court case mention date is 17th - 18th january 2019 in shah alam court. we are not so comfortable with ioi anymore . thanks

Just curious, what else can they do to clear those unsold units? If rebate to all those who already purchase, will cost them a fortune. If they don't, houses will be unoccupied, don't know for how long. I believe owners also want higher occupancy.

I disagree heavy discounting, but just wondering what other things developer can do to clear unsold units other than reducing price/ giving incentives

Some 180 property developers have pledged to slash the prices of their unsold homes by at least 10% as the real estate sector struggles to clear RM22 billion worth of inventories amid rising prices and tightened financing availability.

The government will host the developers at a mega home sales expo “Home Ownership Campaign” in March, two decades after a similar expo in 1998.

Housing and Local Government Minister Zuraida Kamaruddin said the campaign would be held on March 1-3 at the Kuala Lumpur (KL) Convention Centre.

Speaking at a press conference in Putrajaya, the minister said the sales expo was deliberated and decided during the first National Affordable Housing Council meeting last Tuesday, chaired by Prime Minister Tun Dr Mahathir Mohamad.

“We are bringing back the campaign, which was first held in 1998, to exhibit all the overhang units in the country for sales of at least a 10% discount,” she said.

The campaign would be addressing the sector at a very crucial juncture, where unsold homes have reached a record high of 30,115 units nationwide, Zuraida said.

From the total, some 17,971 units are priced below RM500,000, while the remaining 12,144 are units between RM500,000 and RM1 million.

We agreed and it’s normal to have more discount on unsold or left over units. Our development not left over units. Same development just different block.

As we are trying to share our experience with everyone, we would like to remind again the buyers to be careful even with top developer. Ethically very wrong. If they really wanted to stay alive in this industry, they need to change . News travel fast
