Not much info and no details of the pricing yet.
Unable to say good for investment for now.

The setback is leasehold land and SK is not prime area like Zest in BK or ZR in Bkt Jalil.

let's wait the further details of the pricing and size only we can determine the good or not buy.

It's hard to compare against subsales now espcially The Zest, different address different location, FH vs LH, and unsure abt the sizes too.

Anyway, most probably I not looking into this if this is Soho. Somemore another LH product and located at Seri Kembangan. Not keen on it and enough of LH. Seeking for FH next.

KP just my standby, probably will let go one if I found another prospect this 2 months.

I also want ask bro here who got good kang Tao and recommend me.

If small size, the pricing Psf would be higher.

Most probably RM 400 psf or more. But I would still think it's on high side and if at RM 500 psf, it is super high side.

Hmm. In my opinion, RM 500 psf for LH status at SK, is kinda overrated pricing. Very expensive although the RM 250k price tag is reachable and looks low to make an entry.

leasehold 70 years still fine to get any bank financing, i think the issue would be the asking price would be stagnant until the lease extended ...

You only get a bit problem financing if your leasehold would be expired in 50 years time ( unless you apply for loan lesser than 25 years or so ), same goes to leasehold 30-35 years expiry ...

Hehe, better don't say the word of impossible ... If apply any banker without great connection, seriously BLR - 2.70% is 100% impossible especially PBB, any rate above BLR - 2.40% would need Director's signature ...

Unless, someone here is Tan Sri or Datuk with millions FD with PBB, maybe a special approval, though very unlikely to be happen at PBB ... unless this is MBB ...
