Alliance is a panel but not confirmed got DIBS yet; they are still sorting out this issue. Alliance Alvin 016 9966 776

When you do your tax returns, that's BE form and after you filed the BE form, you will be given a receipt. If you did e-filing, you can print the BE and receipt.

MRTA is optional but recommended to get it together with your loan cus it is an insurance for your home loan which your bank will start paying the developer SOON (progressive payment in accordance to the schedule in the S&P). So indeed we don't pay anything during construction but the bank pays. Once the loan is activated and disbursed, you should have MRTA and in case of death or disabled, the insurer will pay off your loan, depending on the sum and tenure.

I'm taking 15 years of MRTA for like RM5.5k because I plan to settle my loan in 15 years (i.e. once loan settled, no need MRTA anymore). Mine is OCBC and it does not finance MRTA too.

I think we must use the S&P lawyer for loan too, according to the developer. Better check further if u wanna use a different lawyer

I chose this property bcus:
1) I like the concept
2) my lawyer friend is one of the panel solicitors for the project so I have more confidence in the S&P and loan process
3) the price is something I can afford, esp with the 5% early bird discount

Honestly, I am not fond of the location but bcus of the above, I am happy with the deal smile.gif

The offer letter got 2 portions for properties, 1 is for house and 1 is for car park. Jst notice we shall sign 2 SPA, 1 is for house and 1 is for car park lot.
Anyone can share what else documents you hv signed while meet the lawyer?

I signed the LO, S&P and paid the balance last night. I think you should make appointment first, and can always arrange with the clerk, not necessarily the lawyer.

“The interchange that is estimated to cost RM90mil will benefit around 100,000 residents occupying more than 50,000 houses in Seri Kembangan, Bandar Putra Permai and Puchong,” he said.

“With the coming MEX interchange, it will take residents only 20 minutes to drive to KL compared to about 45 minutes now,” he said.

Liew added that when the highway was planned, Bandar Putra Permai had yet to be developed. The area was caught in a traffic snarl after the highway was completed in 2007.

Liew, who was back then the Seri Kembangan assemblyman had already proposed the interchange to be be built to alleviate traffic congestions.

MEX is a 26km expressway connecting Kuala Lumpur to Putrajaya, Cyberjaya and KLIA.

On a separate issue, Liew also suggested the Selangor government to put up a detailed plan of the proposed construction ring road along Jalan Besar, Seri Kembangan.

“The detailed changes to the main road that had existed for more than 60 years should be put up to notify the shop owners along the road and get their opinions about the said changes,” he said.

He added that the RM36mil project would only solve traffic congestions in the area where the ring road was built, but will not entirely prevent the existing bottleneck at the further part of the road.

Yesterday while sign SPA, they let me sign 1 letter which is say appoint them as my loan agreement solicitor.. is it a must to appointed back the same solicitor of S&P..? hmn.. anyone can clarify this..?

I hv paid balance of 10%.
I got 90% loan from bank, let's say 90% x S&P price is 300,000.20. But the bank is round up to loan RM300,000. The RM0.20 is not covered .. should I pay to Trinity RM0.20 myself...? a bit "stupud" question but anyone know how to pay the RM0.20 outstanding which is not covered by loan..  hmm.gif

I think it could be a mistake on the bank's part as my loan is exactly 90%, including 20cents. Maybe you can check with your bank and if they say it's not a mistake, then ask them how to pay the 20cents to Trinity.

Hi guys, I was a lawyer and FYI, legal fees for our loans are not discountable according to the rules. If your solicitor is willing to offer you some discount, please don't publish her / the firm's name here as they might get into trouble with the authority and you maybe be called to testify, something which most of us do not want.

So, keep it hush hush on the discount wink.gif

U need to check the terms and conditions in your entitlement package letter. I use same lawyer for both S&P and loan cus the lawyer is my friend, so, i didnt bother to check if I had to use same lawyer.

Most people use same lawyers by choice bcus it's easier in terms of documentation and with this reason, sometimes lawyers give discount.

Some of you talked about the appointment letter whereby you agree to appoint the S&P lawyer for loan. FYI, if I could recall well, it's a requirement under the rules that we agree to use the same lawyer. Another letter is where you acknowledge that though you are paying the legal fees for loan, the lawyer does not act for you but for the bank. You can see this in the Letter of Offer too where it's stated that the legal fees are to be borne by the borrower. So, it does not mean you pay the legal fees so that's your lawyer, it does not work that way. The lawyer acts for the bank, you pay the fees bcus it's a one of the conditions in the LO.
