Visited the show unit last weekend.

Really impressive and refreshing concept especially the real double volume facing the linear park and the pool at the roof top.

I like the reversed concept ala DPC and SG where living hall is at the back facing linear garden and kitchen at the front.

Unlike conventional design, for this one u see 'gardens' and not cars, be it ur own or those passing by ur house when u relax at the living hall. The 22 ft double volume and full glass really create a sense of space and brings in the natural light.

When u have a lot of groceries to carry, u can deliver it straight to the wet kitchen without going through the living hall. The utility room beside the wet kitchen is handy if u have a maid (it has it's own bathroom too).

Roof top pool is nice but dangerous for small kids.

Stylish it may be, practicality is lacking a little. A lot of space is utilized for the double volume, GF living hall, 1F family area and 2F lounge area, leaving quite little for actual useful space like kitchen and bedrooms/bath rooms. Only 3 rooms +1 utility for a built up which claimed to be 4,250 sf?hmm.gif

Bath rooms are relatively small and all of them are without windows, so no fresh air to rid the smell after a 'big job'. sad.gif

It may not be everyone's taste but it appeals to young/small/life style families or high flying couples.

If u got a budget of 1.298Mil (b4 100K rebate) it is worth considering for own use if u like to impress friends and relatives and enjoy the lifestyle concept, what more with DIBS and 5k D/P only. thumbup.gif

Yea, the double volume ceiling gives the awesome first impression but took up too much space. Basically one master bedroom or maybe 2 standard rooms is taken away from the 1st floor just to create that kind of design.

For this refleXion, the floor to floor space is so high that I think they should do away with the double volume to create more useful space and yet still able to impress with the garden facing living hall.

Double volume is practical only to large semi-d or bungalows.

I'm wondering how metrogen can claim 4,250sf b/u.

The numbers dun seems to add up. A quick calculation, though not precise (i dun hv the layout with me now)

Lot size 24'x80'.
Minus car porch and offset at the back, effective built up area about 24'x50'
GF b/u = 1,200 sf
1F b/u = 1,200 sf x 2/3 = 800 sf (double volume takes away 1/3)
2F b/u = 1,200sf
Total: 3,200 sf.

Can anyone confirm the roof top pool open area be counted as b/u? Remember it is a 2.5 storey and not 3s.

If not counted in, u take 1/3 out from the top floor, the the net total b/u is only 2,800 sf. hmm.gif

Correct me if i am wrong.

So BKT, did u booked a unit or wait for the next corner unit to be launched?

SA told me after they sold this 22 units, they will launch those units facing the park (same row), expecting price higher. I noticed that there is a nice corner unit.

Judging from the response, only 5 left after about 1 week, things look good.

I m not buying but i feel happy for those who bot. When 1st launched it was 22 units front row and sold out. Now back row only left 2 units within a short time. It seems that many ppl like the unique design of this reflexion.

The transmission is located at the front but once inside it is not so obvious. I still find that the surrounding of d island not so pleasant when u enter, u passed by some cow/animal sheds and a mini indian temple apart from the electric pylons.

I dun see anything wrong wif low dp as long as d purchaser is able to meet the loan qualification criteria.
Since the dev is bearing the interest during construction, as an investor or own stayer the low dp is an added benefit. Just receive what is given lo.... For those who wants to flip, min. capital means max profit. For ownstay, it would be silly to take 70% loan even if u can afford 30% dp. By paying low dp u can make better use of ur funds and after 3 yrs lock which is VP time, u can always top up ur capital so to restructure d loan to an affordable monthly repayment.

Just giving my view only, i din buy here.

I fully agree with u on the risk of over leaveraging. But this is a free market which we could not control. Maybe the purchasers hv their own back up plans for own stay or investment?

Anyway debtismoney, u hv done a good deed with ur relentless efforts in reminding ppl to be more careful with their risk exposure. Some sort of check and balance so as not to see the rosy pictures only but to weigh the risks and consequences too. For this part I salute u.

Indeed. It could be bad or good factor depending on the price when SEG launched later this year. If the SEG is priced reasonably then it may affect reflexion (which is most unlikely knowing how Setia price their reason products). If it is priced high (as expected) it may create price push factor to reflexion.

So rfx early birds shud be quite safe

SEG is is cbj, fh by sp setia. located jsut beside cbj lake garden. rfx nusaputra is located at the border of cbj.

Salary min RM15k to 20k pm depending on personal commitment.
