QUOTE(tomjason @ May 3 2012, 11:20 AM) hi, Why delete? It was so great!. Anyway, i want to ask, for my back extension, can the contractor just use a backhoe to push in the bkau pile or must he use and A frame with a load?I would like to inform that the tips has come to the end, i hv few more others tips....to inform that i will delete all the tips and all the formula within 1,2 days. Please read thru and captured what ever you want. Regards Tom Because all the contractors doing my area just use the backhoe but I was told these are not useful and they should use a an 'A' Frame with a load. he quoted me RM8500 for back ext 22x5 with 36 wood pile and concrete roof with 54 wood pile for RM1,400 |

QUOTE(tomjason @ May 3 2012, 01:14 PM) hi, No this is a new contractor. The other cut-throat contractor i asked him to go fly kite already..hahanow you getting the right quotation...compared to your previous contractor quotation ok for the backhoe or not...usually using backhoe is easy job for contractor...using backhoe for bakau piling is usually if your land is soft..easy for backhoe to push the bakau..if you land is hard or if your land full with stone, then difficult for the backhoe...the other drawback for backhoe..please ensure the the road, fence etc are not damage by the back hoe..especially your neighbour fence... using A frame is good but a bit difficult for contractor...the A frame is use if your land is hard and if you are piling using concrete piling and not bakau... the choice is yours and depend on your house situation.. This new contractor only put 1) To extend wet kitchen to single storey 22x5 c/w 36pcs of wood pile and cement work RM8500 2) To concrete roof c/w 54pcs wood pile RM1,400 3) to supply and install 2 lenght of water pipe at wet kitchen RM500 4) To supply and install 1 unit of 3-1/2 x 6 new aluminium window at wet kitchen RM750 (he said glass thickness 5mm) 5) Labour charge to lay new wall tile w/o tiles at size 570 = RM2,565 (so its RM4.5psf) 6) labour charge to lay new floor tile w/o tiles at size 150 = RM900 (so its RM6, i think this is expensive, but i've seen his work..very nice..but still exp) 7) To supply security door at wet kicthen RM1400 ( i think exp) 9) Labour charge to concrete table top at size 21ft long w/o tile RM1,785 (RM85pfl) 10) To concrete fence at size 95'long c/w 2'ft 1 pcs wood pile, to supply and install of column c/w 3 pcs of wood pile at car porch = RM11,400 he said the fence, every 2 ft, he will put 1 pile and every column he will put 3 pile 11) To modify 2 units of column (gate post) at size 2ft c/w 10pcs of wood pile = RM2,000 ( He said each side he put 5 pile and this is concrete gate post for RM1,000 each side) 12)to supply and install 3 length of water pipe at car porch = RM750 (is this exp? its from neighbour side to the opposite garden side (cornerlot) I thought only RM150 each 13) To coverup drain at car porch = RM450..this is because i move the gate post so outside that drain need to cover with a concrete slab and need to hack the pavement since i move gate post.. For plaster ceiling he charge RM2.5 psf and for step (light box) he charge RM13psf He told me if wanna use A frame he had to increase price coz expensive and he said actually waste money Added on May 3, 2012, 12:39 pmThe roof pile i think he means that because I want concrete roof he need to add piling to the ground so total 90 wood pile This post has been edited by craftsnknots: May 3 2012, 12:39 PM |

QUOTE(tomjason @ May 3 2012, 02:46 PM) -------------------------------------------------------------------------------- Hi, This is my comment..... 1. To extend wet kitchen to single storey 22x5 c/w 36pcs of wood pile and cement work RM8500. Reasonable. 2. To concrete roof c/w 54pcs wood pile RM1,400. Ok i understand. RM1,400 / 54 = RM25 per piece include work. Reasonable. In this case, next time if you want to add double storey, just add the upper floor, cause you have strong pilling. If you intended to add second floor, extend the pillar a bit about 1 or to feet to the upper slab, so that easier in future to add second floor. I hope you understand what i meant...if want elaborate inform me. 3. Item 3. reasonable. DO NOT USE ABS pipe. Get PVC pipe Class 6 or 7 or stainless steel SS pipe (SS pipe expensive a bit ). Min use pipe size 3/4 inches. 4. Reasonable. Make sure color glass, white glass is cheap glass. And make sure aluminium frame is coated (eg chocolate color). 5. Item 5 , ok. But make sure the price include cement, glue etc. 6. Item 6, ok. Maybe your tile is 2x2 fts. 7. Item 7, from my suvery,ok. But check how thick the door. 9. Item 9, ok..if come with tile, cement&labor. 10. Item 10, expensive. Want elaboration, your fence is 95 ft long? and thus this price include car porch? 11. Item 11, if can get discount, better.. 12. Item 12. ok lah, if can get discount much better 13. Item 13, how long you want to cover up the drain? For plaster ceilling, price ok....ceilling thickness at least min thickness is at least 9 mm, do go less than that. if you 'sayang' your tile better do the ceilling first then tile excerpt for bathroom and kitchen area with tile. Hope you understand what i mean. As i meantion b4, A frame , difficult for contractor, using backhoe is cheap...but if backhoe make sure the backhoe dont damage the road of fence etc... Concrete table no tiles..just concrete and labour..I ask him to make it 2.6inches thick coz too thick like very ugly...was thinking if i want kitchen cabinet guy to do dunno granite slab only without concrete can tahan or not..otherwise I just concrete and tile it..cheap My floor tile for bath is 2x1 only so RM6 i tot expensive..but he say chinese guy.. The fence coz it is corner..so it is actually 75ft long (from porch to the back garden side)+ the back about 8ft + neighbour side about 9ft + in front (next to gate post) 3ft ..so 1 ft about RM120..i tot should be like RM90 to RM100 the pipes he showed me black poly pipe.its black pipe with a thin blue lining he said now all bend and gripped/kepit..something like that.. The gate post he said each side RM1,000..actually my opposite neighbour..same size everything he charge him RM1,200..he said already discounted for me...because it is concrete..I asked him why some only RM850 he said coz RM850 is brickwork not concrete gate post,.. Btw, for electrical he sub to ppl then he charge me aircon point RM180 per point then RM400 to conceal 1.0HP air con copper pipe for 0.61mm with 4 col wiring and water pipe c/w plastering for limit 10'. Rm450 if it is 1.5HP, RM500 if it is 2.0HP and RM600 if it is 2.5HP. Is this like super expensive? air con point is already RM180. He said because he use 0.61mm copper piping not those soft ones |

QUOTE(tomjason @ May 3 2012, 03:31 PM) --------------------------------------------------------------------------------------------------------------- For lighting point i asked for 2.5mm wire (local duwan china) he charge RM55 each, 13A point is RM95 each..he said each point he pull from MCB and every point max 3 plug point. but for Kitchen he said oven , fridge and where i wanna boil water he wont loop..yes ur right, too thick not very nice table top.....yes..if you want tahan..better concrete...unless dry kitchen...if for wet kitchen better concrete and tile...do no use solid surface..easily scratch unless dry kitchen. But the choice is yours... you must know the game of the contractor... some work they give you cheap but then he mark up at different work...so at the end, some work cheap but some work expensive...but you must observe the quality and the total overall cost as i mention in my formula..does the overall cost exceed my formula or not...if less you are save.... for the gate pillar..the reason he gave is concrete pillar..ok..can accept the reason... for pipe ..he use poly pipe..the black pipe is poly..the blue lining is Sirim approved.....he use the new type of gripped for poly..not normal screw type..the gripped or clamp is strong compared to normal screw...poly usually for outside house...if concealed inside the house..my opinion is still 'nipis'...i donot say cannot be use...but usually concealed in the wall usually pvc.....but the choice is yours.... ask the contractor what the price different he quote for poly and pvc... aircond RM180..ok,,check the of the air cond wiring 2.5 mm?..for copper pipe..depend of the length of the copper pipe...what is the length of your copper pipe...usually if concealed they charge extra... for your fence...for my opinion is still expensive....why he need to pile every 2 ft..i think no need....just ensure every 10 ft i concrete pillar with piling and concrete beam column at below between pillar........ask the contractor....option...if you do not want pile every 2 ft..what is the cost different.... Air con he said the price he quote if for 10ft and below include plastering so call concealed..anything more he will charge by feet. Actually i am wondering if conceal and when the pipe has condensate...the condensate will seep into the plaster and then my paint will start to 'pop' haha...but new renovation all conceal... This contractor he tell me his quote is a little higher because he use all the good stuff..not like another contractor if i want cheap they will say can then they sendiri reduce the piling and wire size and all use ABS or PVC..He said poly for outside For fence because next to my house is a road already and quite alot of ppl use the road..so he said like heavy vehicle passby all the time maybe afetr 10, 15yrs the fence will senget...and sometimes if heavy lorry passby (coz there's construction nearby) I can feel the vibration a little..So he said every 2 ft 1 pile as a reinforcement..I think this i can accept but RM120 exp to me...I ask him to re-quote with your input just now he said he will crack his head and call me again..haha |

Some misunderstanding d...The wires he is not using china (I also requested not to have china made).
For ABS, I read the thread already I also told this contractor I duwan ABS and he said his price is not ABS coz he also thinks ABS is not good Fence i think let him re-quote again..this uncle so far better than the first one i shared with you. At least he was very patient when i asked him how he construct the fence and ext and tiling and wiring..Not like the first horrible contractor..everything say because its good but duwan to explain. If this current one is good, i plan to let him do it for me |

QUOTE(tomjason @ May 3 2012, 05:58 PM) Ok...overall..your contractor gave reasonable price and material also quality one..the piling is also good....only the fence quotation is a bit expnsive...i think maybe due to the extra piling for every 2 fts..what he suggested is good to make your fence strong, if you are willing to pay extra.... Hahaha..thanks to you..I read alot here then asked you alot of questions..Then when i buy things from hardware shop, I 'Soon pin' ask also...then I go find and read any thread related to renovation..then talk to the contractor and pretend that I know ..hahaha... when he mention to you that ABS is not good...then he is experience contractor... if he patience and explain everthing...then he is good contractor.... hopefully my comment and advised already save you $$$ from the first contractor...also now your knowledge about construction is very goooood. improved 200% compare before this...... tell me you if confirm with him..inform me the progress... |

Added on May 8, 2012, 11:04 am around the price of tiling work. actually nowadays, pro contrator dont use 'wash' technique anymore and the outcome is much better. [/quote] really? I thought of using pebble wash for my gate post..otherwise everyone have the same kind of gate post so boring. what do they use now? |

QUOTE(tomjason @ May 9 2012, 10:34 AM) yes you are right..these pebble stone..after long..will have crack....thank for sharing...for me..no for pebble stone....but the choice is to the owner... Is it then advisable for gate post? will rain and sun make them not durable? if it is hard to maintain, then i have to think of other design for gate post |

QUOTE(tomjason @ Jun 25 2012, 11:02 AM) this tips is for those that do not have budget for security system but still want security system. R u really what it?..... just to update you on the contractor work that we have discussed before..See my bakau wood pile..big rite. smallest I've measured is 4.7inches.. So now i feel safer with this contractor..the other contractor neighbouring houses, their wood pile is 3 inches max, some 2 inches (I measure from the wood pile thrown at the back of the house, indon worker staring at me). So I am confident with the contractor that I have chosen thanks to your feedback..although this guys is more expensive on paper...but looking the materials that he use, I dont think he is expensive..I think the other 2 contractors before are expensive because of the materials.. Also, this contractor protect my flooring with carpet! I was like WAH!..other ppl use canvas and plywood only.. and the frame for fencing foundation is 15 inches by 10 inches for the entire stretch of fence..and the depth is estimated 1.5 ft deep Other houses only use 10 x 5 inches for fence |

QUOTE(tomjason @ Jun 27 2012, 03:24 PM) wah..good to hear about that... See the bakau pile...I measure near the tip..coz some bakau is only thick at the center then becomes smaller and smaller nearer to tip......Anyway I inspect throughout the pile...quite consistent and they are taiwan's. RM15 per pcs.the kayu bakau you mention and the fencing foundation are correct.... do update on progress... The other contractor's pile smaller like 3 inches and senget senget so I am glad I picked this contractor although more expensive I'm happy with my contractor..Thanks for your help Attached thumbnail(s) |

QUOTE(ginming @ Jul 4 2012, 04:29 PM) Its being soooo fun of reading this threat. Just wondering, if you got with option 3, what is that extra little space for? Will there be a door to the other extra land on the right (behind guest room)? if yes then you cant really put anything at the small extended space. I mean by extending that bit of a space, you will incur wet work cost, tiling and lighting and such, but the incremental of the space isnt much. Just wondering that's all hi Tom, need your advise pls. Am having headache of my kitchen design and planning for renovation soon. Refer to the floor plan attached. Am thinking of below few options but not sure which option to choose, can you pls give some advise? My options / thinking as below: 1. Remove the utility room and extend the kitchen, the utility room is half wall only. 2. Renovate the yard area(beside utility room) become the wet kitchen, but this will be more cost right? To have dry and wet kitchen saperately. Not really like this coz the toilet and the room will be very dark. 3. Extend the kitchen till the bathroom window only, so the toilet and room won't be dark 4. Do not do anything at utility room and yard, dry and wet kitchen combine as per existing. This is new double story house. Please also calculate for me the estimated cost base on your advise of which option to choose. |

LOL everyone come here for a pre-quotation then go into another thread or open a thread to ask if the post-quotation is reasonable... Good use of resources..
Yesterday my partner heard water gushing in the house after all the workers have left. The bathroom upstairs piping was gushing water as though someone is bathing. It came from the water tank n my water meter was running like crazy. I think the valve or the float at the tank was faulty. So advice to all, ask your contractor to turn off the main tap daily after work. I think valve faulty maybe sand went into the pipe when they were doing the work.. So how now? Do i pay for the water bill? It ran faster than a da ma chai horse |

QUOTE(tomjason @ Jul 12 2012, 12:07 PM) LOL..ya i also notice....but never mind lah...at least i can help house owner from being con by contractor..so that the house owner now their reno cost so that the contractor not simply mark up the reno cost like sky..ridiculously... How does it look like? Different from DPC rite?------------------------------------------------------------------------------------------------------------------------------------------------------------------ today tip: to ensure your brick wall stronger, it is advisable to add one layer or net mesh stripe every 6 layer of brirck lay. The stripe size is about 3 inches wide. |

Tomjason, how do they count downlight electrical point? 1 switch control 3 downlights is 1 point or 3 points? I have 36 altogether.
What about outdoor lighting point? 8 lights on the fence control by 2 switches, is it 8 points? Plug point, 1 plug point loop to 2 plug point is considered 3? Outdoor plug point control by inside is it same price or different? |
