hi tomjason, thankyou for starting this thread and i learnt many things .
Need your advise and recommendations ..

i just bought a subsale 2Storey house, in putra heights below mkt price, there was many leakages on wall and downstairs ceiling (below master toilet)  and also water stain at porch

seller also told me there was a broken pipe during neighbour renovation but has been rectified.

before i move in, i want to ensure all piping/drainage no leakage

i just want to repair piping/waterproofing, new paint and move in , no money  sad.gif  now for beautiful renovation or replace all piping...

i need a honest plumber who will advise me correctly, solve the problem and save me from unnecessary cost. ... you can advise?

thanks.

Update the picture of my ceilling make over and i hv also repaint the rooms and dining room. I do not plan to make it so fancy cause i hv plan when i hv retired (long way to go), i plan to abolish the whole existing front house to 3 storeys.

Old asbestos ceilling:

one of the toilet ceilling and one of the 3 rooms:

2 dining rooms (with new fan KDK. installed myself, i m not so keen on this fan, looking for alpha cosa fan for my others room)

I used 12 mm thickness ceiiling.

This is the LED i use 1600 Lumen, offer for RM19.9 6 inches. Original price RM48. Very satisfy with the LED very bright. initially i got issue with fan shadow cause by the LED (because of the brightness and my room is small) , eventhou before making hole i hv already calculated the hole distance from fan blade, at last need to relocated 12 holes of LED and make new one far from the fan. This is due to small room and LED brightness.

aluminium silver casing (a bit difficult to find the silver casing, lucky manage to get this type).

Next phase :

Toilet make over..on planning.

One tips i want to share that the LED light light beam about 127-150 degree (estimated) compare to normal downlight 90-100 (estimated) degree beam angle (from my experience). That is one of the reason of the fan shadow.

Hi bro,

PM me if want advised..i m not an expert in renovation...but maybe i can advised what that i know.

=============================================================================================

below is my latest DIY (small project when i got extra time) changed my alpha water heater (my existing not renovated house infront) that fault after more that 10 years working. I hv change to latest panasonic brand (want to try panasonic brand DC inverter silent)...this panasonic is so advanced. I had to exposed the wire cause, the wiring is to low..not fully finish touch up yet.. i had to put the shower handle to right cause tight space and wire exposed on the left side. I had changed also the pipe inlet using faucet bought at DIY and replaced the pvc pipe to Stainless steel flexi pipe also bought at DIY. I like the DIY shop. Time taken about 3 hours, remove the old alpha , cleaned all the carbon built up at the wire (cause by AC pump) and installed the new panasonic.

2. After this i want to change the old WC to new WC Johnson Como. Now already , remove one rusted screw.

so toilet seats are just mounted on floor with bolt & nut + silicone? not using cement and require hacking to remove?
*
the old toilet seat is bolted and silicon, the new Johnson toilet (WC), from my experienced no need bolted just cement a little bit cause bolted will rust.

hi,

I just want to update, yesterday just started very small project my friend also my neighbour house to paint the whole house inside and outside. She rent out her house and the tenant just move out. The house paint was just about 3 years old condition. My friend asked me to handle the project. She want to use easy wash paint but i dont recommend based on my experienced.

below is the condition,

TIPS:

i want to update the correct way to paint this kind of paint condition

1. Need to scrap/peel the old paint.
2. Need to skim coat the wall, then paint the under coat and color paint. As i know , this house (my friend house) last time, the contractor who paint the house did not skim coat the wall that has been peel.

May I know why easy wash not recommended by you? I thought stain/ drawings from kids can easily removed/washed when using this type of paint?

Thank you
*
if you read my previous comment last time...this was based on my experienced and maybe isolated cases but now i do not dare to use that paint.. my renovated house all use nipxxx paint easy wash:

1. The term easy wash is just a gimmick only..it is not easy wash actually..even for pencil draw by my kid also cannot be removed.
2. The paint very easy to capture moisture/water, causing is damping and patches. The after effect of the damping is white patches cause i think after long time , the paint gone away(as if diluted haha), and left is undercoat.

bro usually what are the steps involved?

Remove old paint > skim (1 layer only?) > sanding? (Rough and fine sanding) > Paint? Need to know the steps to make sure the workers are not skipping any steps.
*
hi bro,

if the existing paint is peeling you need to peel the existing paint and skim coat, the main reason for skim coat to avoid later peeling and to make the surface even (rata) cause when you peel the surface, the surface becomes not even between the exiting paint. If the existing paint is not peeling , then not need to peel the existing peel and and no need skim coat.

Next step, undercoat (1 layer - Min), the color paint (min 2 layers).

TQ

Today i went to buy mine and my mom water filter cartridge and this water filter system direct from factory. This factory produce the yamxxxx water filter and a lot more. I hv known this factory for long time..since RO system, alkaline without electric others from this factory. Many seller and dealer take from this factory and rebrand to their system. I cannot reveal the factory name. They give me dealer price very much lesser than market price. You will suprise the price direct from factory compare to outside market. I dont want waste my money to buy brand such as Cxxxxx brand, Coxxx and other cause they are overprice and the filter is more a less the same as mine. You will suprise, Price compare Cxxxxx,Coxxx with mine filter is 10 times higher. This factory, they said they import the ingredient from korea ( i saw a lot of material for catridge at their factory) and they reproduce their own filter catridge.

Below is my latest water filter, been using for about 1 1/2 years (this is compressor cooling type and not electronic cooling) its time to replace my filter and my mom filter. I like this filter system, water taste very good, PH level measure not so alkaline about 7.x (if you want PH 8 also they got, different type of catridge) pls remember some others sell you cheap cause they are electronic cooling.

These are the filters, i bought 2 pair for my mom also.

at last i have finished my DIY project my daughter's toilet, changed plaster ceiling (for plaster ceiling i hired indon not DIY cause very labor intensive), installed new water heater, installed new Johnson suisse water closet set, and install new cold shower. I manage to get very good quality SS shower head and shower arm for only RM39 both. Most common branded shower head and arm normally i notice is ABS and overpriced.

Hi Sifu Tomjason

I am going to extend my house corner lot tepi 33x17'.

My contractor is quoting me RM78500 for the works below:

1) extension 33x17' single storey with slab flat roof (for future 2nd storey vertical extension). The area has no room and no plumbing involved.

2) floor tiling covering 33x17'

3) plaster ceiling

4) wall paint inside and outside

5) wall hacking (2 points) connecting spaces between existing building and new bulding

6) added roof on top of the slab roof (for beauty purpose and preserving the slab roof for future use)

7) wiring & plug

8) doors & windows
Hope you can comment on my upcoming reno projects
