For me who are fussy and picky, so far I have no complaint about his work. Service wise, I am really happy as he is knowledgeable and responsible of his work.

I don't have to be there to monitor his work, every time he starts something he will whatapp a video of the work in progress for me, then snap a picture for me when is done. But of course dont give 100% trust to ANY contractor, I will still go over and monitor, spend some time look through all his work during weekend. If there are problem arises during the renovation, we will meet up at night to discuss it biggrin.gif but normally we do it near his house (USJ) cos I paiseh keep troubling him.

He also dont need me to pay full in advance, I pay him a small sum for him to buy material, the remaining after he finishes his work. So far so good

Having working in development for a short period of time, I know that INDON working is more sought after in construction as this is their field of expertise that why I insists that his worker have to be all indon (who they are).

my last last reno finished 4 years ago..so far no problem..

nearly finished my make over my exsiting house (front), the last reno is a back cost about Rm160K.....now reno small2 only...already finish about RM10K...lucky i m my own contractor....my make over change asbestos ceiiling to plaster ceiling , change all to LED light, change new fan, repaint every thing, add wiring light, looping....for 3 rooms, 2 dining, 2 toilet...thing in progress..change all water closet, bath room tile...........water closet bought but not installed yet..i plan to install myself...got issue with johnsxx water closet quality..yesterday complain to johnsxx.....if got time i will post pic that small2 reno..

my living room still not make over..cause budget and tired..later..

How many people would be so free and have the time to be oversee the renovation fulltime? And not everyone can be a jack-of-all-trades.

The thing about buying your own materials is that you have to monitor and make sure there is no wastage. Workers would not bother to save material for you.  If your order is not enough, you have to re-order again - very lecer and have to deal with so many suppliers.
If you order too much, it would be wasted.

I saw few of the contractor in my neigbourhood. Their boss order the materials to renovate, after finish renovate and they boss not around. They break all the new tiles in the box as to show the boss all stuff is use up! I saw it two time with two different contractors!

Need your advise and recommendations ..

i just bought a subsale 2Storey house, in putra heights below mkt price, there was many leakages on wall and downstairs ceiling (below master toilet) and also water stain at porch

seller also told me there was a broken pipe during neighbour renovation but has been rectified.

before i move in, i want to ensure all piping/drainage no leakage

i just want to repair piping/waterproofing, new paint and move in , no money sad.gif now for beautiful renovation or replace all piping...

i need a honest plumber who will advise me correctly, solve the problem and save me from unnecessary cost. ... you can advise?

Update the picture of my ceilling make over and i hv also repaint the rooms and dining room. I do not plan to make it so fancy cause i hv plan when i hv retired (long way to go), i plan to abolish the whole existing front house to 3 storeys.

I used 12 mm thickness ceiiling.

This is the LED i use 1600 Lumen, offer for RM19.9 6 inches. Original price RM48. Very satisfy with the LED very bright. initially i got issue with fan shadow cause by the LED (because of the brightness and my room is small) , eventhou before making hole i hv already calculated the hole distance from fan blade, at last need to relocated 12 holes of LED and make new one far from the fan. This is due to small room and LED brightness.


aluminium silver casing (a bit difficult to find the silver casing, lucky manage to get this type).

One tips i want to share that the LED light light beam about 127-150 degree (estimated) compare to normal downlight 90-100 (estimated) degree beam angle (from my experience). That is one of the reason of the fan shadow.

its just beside Seksyen 26/27 but anyway i am expecting to get keys only in Mar 2017 and rushing to move in because current rented place tenancy expiring in april. so i am scouting now...
