Hi, I am seeking for some information about Menara Rajawali, SS15, Subang Jaya. Does anyone know the fact or the information why they abandon the project and rebuilt it now. I am curious. TQ:) shocking.gif

they abandon it because the first developer is been conned by loan shark authorizing some PA for the land to the loan shark. ending up owning the first MC a huge outstanding payment cert, i think is Tri-phoenix or wat, then kena sue by MC. End up abandon coz the loan shark got the PA when expired. Eventually sell off the whole project to a sabahan MC to revive. at least it reviving.

Such a good location also want to play dirty trick.
If that land for me, no need develop anything, just put cement and do it as open carpark.
1 hour RM0.5, same rate as MPSJ.
Weekday sure full house. Assumed averagely 100 cars/day

RM 5 for 10 hours.
x100 = rm500/day
x30 = 15000

pay mpsj license, 2-3 worker each rm 1000. Maintenance maybe come in every 3-6 months.
At home goyang kaki also got at least rm 8k/month. Stress what?

I believe there is no such thing. Even if u want to takeover the entire project, u still can go for bank loan. Beware..

Please do not be conned, any housing development does not require purchase with full cash. If you do, you'll be busy answering inquires at income tax department.

Also, beware of this project at the moment, as the current taken over management is at legal battle with the previous owners and we could be awhile before the project completes. Also, from sources, the witness of the previous owner was shot dead at subang jaya. Could be link to the current owner as they are dirty you know. Peace tongue.gif

Bro, this project is like half way hanging d. Last time construction really fast, but after that, idle for dunno how many months d. I doubt it wil be complete by this year as they have not settle their internal problem. And which contractor to dare to continue that project, if there is still internal problem.

It,s a sign that maybe the project blacklisted by banks. Not worth the risk. Someone offer me some units two yrs ago after the project taken over by new mc but i din take. Rm280k for small unit that time. How much now?

True. The project hanging dunno how many years dy. Sure got some prob.

The location is actually damm good for rental investment. But if i can remember well, the unit was very expensive even few years ago.

Thats scary and lucky i didnt acquire more info.

Wasted. If continue abandon, is so disgusting, beside of 3 colleges somemore. If that piece of land belongs to me, I'm a rich man by now, just doing carpark is more than enough with that kind of location. Slow bucks but long term millionair also as long as one of the college is stil there.

Average 100 cars daily. From 8am-6pm. 1 hour rm0.6. Rm600/day. 1 month min rm14k. Hired 2-3 workers, can give rm1200/m salary. Net approx 10k. Give it 1 year to cover cost. After that I can sit at home watch tv all day..hahaaha, dreaming..

Quite agree with you.

If I owned the land, I would JV with bigger developer to build studio and smaller built up 3 rooms apartment ( enhance chances for rental since does not matter much for cater of students ) or like you said, car park. At least bigger developer, or medium developer would not end up like this.

But if to build car park, i estimated it at 4-5 storey ... I am not to set a low target of only 100 cars per day bro. LOL!~

This area is packed with students and 9-6pm executives and workers. This is the best car park with rooftop for all these classes, and SS15 really lacks of car parks.

For me I sure do higher prices. RM 2 / first 3 hours ( or higher ) and subsequent hour RM 0.60. I can say during weekdays, morning time, guarantee at least 200-500 cars. Night time, see the feller driving like hell just to go AsiaCafe and FTZ or McD's and it's row of FNB or so called Bubble Tea street. That's potential.

I think can generate RM 1k minimum per day.

Even the public car park, which I always find like hell, require RM 0.50 per hour or RM 4 full day.

Anyone got the location pan of this land ? Cause i checked the wikimapia and it shows that the Menara Rajawali is beside the inti college opposite the McD. But I go to SS15 often and i tot this site is currently under construction, dont look abandoned to me.

The project is on going.. And targeted to complete by this year. In fact it's 90% completed. The current owner offer to buy cash is because it's previously abondone project and hence it has been blacklisted. However since the project is almost completed; therefore some bank allow to take loan de.

Between, this project consist of few design, and is calling for RM650 p/sqft.. smile.gif the current contractor doing this job is m-construction.. Office also in ss15..

complete doesnt means can handover, the internal problem still persist, the number of car park as per authority requirement issue. Their earlier proposal was mechanical lift car park bay. Better watch out on this car park issue. Btw, the office in SS15 is belong to their previous Developer. The Sabah main con took over everything!

Hmm. I visit Subang SS15 almost every night. In fact, it does not consider 90% completion.

For abandoned takeover projects, banks do consider a lot of issues before providing End Financing.

Anyhow, RM 650 / psf for this project is ridiculous high. This is based on what size pricing? Assume of 1000 sq ft unit, its impossible to offer such pricing close to The Isola, from RM 690 psf a high end
condo by Sime Darby and this is revived project with older masterplan and its infra.

Yeah right. Anyway, I was just counting on min average and with the most basic carpark facilities. Just put normal cement and build 2 booth and hire 2 worker to jaga the booth.
If Multi level cp, even better of course. But starting cost would be quite high.

400 sf 1 bedroom apartment asking for RM 410k, seems too high given the project was quite messy. Its look completed being 2-3 months, probably waiting CCC or VP?

why there is a delay in getting the strata title for this condo ?
is the developer still around ?
because the condo price look like sluggish in this strategic location.
