If I owned the land, I would JV with bigger developer to build studio and smaller built up 3 rooms apartment ( enhance chances for rental since does not matter much for cater of students ) or like you said, car park. At least bigger developer, or medium developer would not end up like this.
But if to build car park, i estimated it at 4-5 storey ... I am not to set a low target of only 100 cars per day bro. LOL!~
This area is packed with students and 9-6pm executives and workers. This is the best car park with rooftop for all these classes, and SS15 really lacks of car parks.
For me I sure do higher prices. RM 2 / first 3 hours ( or higher ) and subsequent hour RM 0.60. I can say during weekdays, morning time, guarantee at least 200-500 cars. Night time, see the feller driving like hell just to go AsiaCafe and FTZ or McD's and it's row of FNB or so called Bubble Tea street. That's potential.
I think can generate RM 1k minimum per day.
Even the public car park, which I always find like hell, require RM 0.50 per hour or RM 4 full day.

Yeah right. Anyway, I was just counting on min average and with the most basic carpark facilities. Just put normal cement and build 2 booth and hire 2 worker to jaga the booth.
If Multi level cp, even better of course. But starting cost would be quite high.
