Recently i asked, they are open for non-residence. The price is slightly higher as compare to 16 Sierra's owner

I stay at D Alpinia. I went and asked for the price. Its higher than the 16 Sierra residence.
However, i could remember the price difference. Sorry its been a long time.

I think the location is good (FOR ME), because its has everything I need, and travelling around 30 minutes to my work place. So for me its a great place to stay. i'm one of the first few person to stay at D'Alpinia (Which is next to 16 Sierra).

All in all.. All Good even factoring in the rush hour jam from D'Alpinia to Taman Equine, which doesnt bother me much.

Unfortunately, Developer makes pretty nice parks, once handed over to MPS, then the care and maintenance of it will drop. All developer will say its hand-offs, that they dont need to maintain it as much as last time.

But all in all, i think this is a real good area to stay. Surely not area will be free of problem, and 16 Sierra will still develop with more housing, shops and MRT 2. So all in all, we cant have everything but everything else is acceptable..

For 16 Sierra, i have a couple of friends staying there. From my observation.. Its mainly populated people with pretty decent jobs. As for the percentage of race, I'm not quite sure. I think it's fairly balance I think, but Chinese people could be slightly higher.

Just found out that new phase started registration yesterday at their sales office.

Saw the service apartment too. right next to MRT.

That price is after 10%.

Basically, the developer can't price it cheaper than Avens, right?
So for sure, it's going to be higher.

16 Sierra location to me is nice. MRT along with the new commercial area coming up.
And a couple more sierras to be launched in the future give ample room for capital appreciation.

Plus the behaviour of people in that location is mainly driven by ownstay.
Probably that's why the corner units are all taken off the market immediately.

A few views about the point of 16 Sierra and Taman Equine traffic jam. Yes, ultimately is annoying if you need to head into Taman Equine.

1. Money is the only way to resolve this problem (i.e. building more access roads into Taman Equine), as the population in Taman Equine has grown so much that the entry roads can't support it anymore.

2. 10 years ago, there was no option but to head into Taman Equine to get your things done, but now not so anymore. There are options, again depends on what you need to get done. It's not a must to head into Taman Equine.

3. The perspective that everywhere you stay also sure got some part that is going to be jam. Well, if you don't want traffic jams at all, I guess the only way to really ensure that is to move away from the city center or greater KL I would say. Eventually, a location will develop people will move in, hence traffic conditions will be worse.

But looking at things, eventually, IOI and the local Gov will attempt to resolve the bottleneck issue, probably 10 years from now when IOI work on the commercial land north of D'Alpinia. Dont see any incentive for them to throw any money at the problem now.

But if im IOI, why is the bottleneck my problem.. Haha..

yup, probably MetaCity, One Equine, and other developers should pull their resources in to solve the bottleneck issue heading into Taman Equine.
I don't think it bothers IOI at all at this time at least.

I used to go into Taman Equine on Saturday, but I do not do it now, unless absolutely necessary.

IOI is like, not my problem to solve. Hahaha

Staying, in my opinion is good.
Very residential, nice park, got international school, got MRT, but still lacking good food..

Once the road to pulau meranti is open, then access to Bukit Puchong will be better.

I think its too troublesome to skip toll using that road.
The jam in Pulau Meranti and Bukit Puchong to exit to LDP, i will pay the RM2.10 any time..
