I have asked 16 Sierra Agent about Avens. IOI provide 32 months free installments and 5 years free maintenance. However, you need to sign the SPA within 7 days even without loan approved. Do you guys get the same info as mine?
is it common practice now that you sign SPA first before getting loan approve? sorry i'm a newbie.. hope to learn something here...

Yes. But even signed spa, you can still cancel and get back your booking.

Signed spa and signed booking are 2 different thing right? If cancel after signed spa, upfront dp is burst and 10% penalty? Or they waived all and state that in spa?

For ioi’s 16 sierra. Can cancel after signed snp without penalty. Other proj i don’t know.

Yes do check. Make sure it's written on a document on the refund. What if loan package not the one you desired, double headache for you.

Other people only tell what they know as per normal condition. This is what ioi do. If you don’t believe, dont buy.

You can register at IOIPrihatin website to get detail info from their agents. They will contact you promptly to explain the details (kudos for their service).
The info I got is from last month so not sure any change to their package this month.
I think 32 months free installments are equal to about 11-12% rebate. You need to sign the SPA within 7 days after booking even if loan is not yet approved.
You cannot sell the house for 10 years. if your loan approved is less than the rebate, then you need to topup to fill the gap.

Also, different project may have different package.

Does anyone know is it easy to get 90% loan for 16 Sierra? I keep hearing from people or news that getting house loan is difficult these days...

Yes good place to stay, but i just wish govt fix the junction going into equine direction. It has been a nightmare in pre covod time.
Also, hopefully with the upcoming MRT can resolve some of the connectivity issues.

Yes, I booked Avens end of September and signed the SPA on second day. I asked few lawyer and IOI panel lawyer, as what they mention to me is IOI want purchaser to sign SPA first to lock down the package. But the SPA wont go for stamping first. I kinda worry also as phase 2 only public bank can loan higher up to 85%. Still need to topup around 3%+ for dp.

good marketing strategy! this will definitely draw prospective clients over especially during this time around.

Still no news on VP. Promised Jun 2021
