Laminated should be synthetic n not real wood, so yeah that wont happen ...better than the real wood 😂

A very major pros has became cons in recent years thanks to the traffic management which blocks direct access towards equine park/seri kembangan

The rest you got to weight for yourself after u decide wat r u looking for/at ...name it and we can share more

Overall its decent place with few hiccups

3 is under statement, 5 is normal when no traffic, there are also drivers who take their own sweet time from the same neighbourhood, dif priority in the name of safety...
And now mco almost zero traffic even at highest peak time ...try queuing from the side slip from skve during 5pm on full peak ...u have to fight your way thru....drivers are moronic trying to block and cut in right at the exit ... could easily adds 15 to 20 mins, because u have no privilege to cross the bridge anymore, queue with the rest of them heading towards equine ....felt a bit regretted for shifting here after they did that ...but oh well ....this remains my biggest issue and concern.

Apart from that, its not ideal if u head towards bandar puteri and up during morning peak hrs ....due to the limitation of sharp donut bend at before bandar puteri causes major jam as early as 6.30am till 9am, but after that its actaully smooth at the ldp section heading north from bandar puteri onwards

ya, i selling, hahaha, but i feel curious and ridiculous when I has been informed only Freshtel available. that's why wanna clarified with residents.
sounds like Freshtel is the main provider but some earlier older phase may got unifi backbone installed during these year, so can access more choices.

get more ppl in avens to register with TM unifi. They need numbers before can come and connect the fiber.

To me avens is quite nice 2 storey, nice layout, suitable for those with limited budget

Hi All the owners here, I'm considering Avens Sierra 3 with Legasi 1&2. both have pro and cons to me.

appreciate any bro here who are staying in at Avens sierra 3 can share with me your though.

hows the overall built quality for the house? hows the common services like park, walk way and security guard house? is that troublesome for you to travel to KL or PJ for working?

1. Bought Avens. Loan release 70% since last year and drag till now. Paying unwanted loan interest for 6 months (still ongoing)..
2. IOI Eat TNB money and delay the payment to TNB. TNB called me and chase for payment. Remind them 2 months ago, but they havent release the deposit.
To conclude - Regret to purchase AVENS

Phase 2 Avens IOI not yet ready and already delayed for more than 6 months. Besides, TNB payment not ready by giving EMCO as a reason (actually IOI team drag till EMCO).

the developer mention that for Avens 2 they have not yet obttain CCC due to MCO the officials unable to come and inspect

Bcoz there are alot of defects raised to the developer on this issue. One of my neighbor are also affected. Developer will then engage a 3rd party pest control to spray the affected compound. But most of us knows just by spraying wont solve the issue. Hence it's wise to spend a bit more on pest control for termite prevention/control
