Opening this road may not significantly benefit 16 Sierra residents, as it is still over 10 km from this road to LDP. However, it could be beneficial for Pulau Meranti residents, providing them with a more direct route to access LDP.

Boss , u need to consider the shops there ...if more people visit the place.

Quite an impressive place for people to shop and eat ...

Don't tell me the shops would lose money if more outsiders come to shop and eat there ?

Drove around 16 sierra during the evening time, the environment is quite and peaceful, but shocked and scary to see there were plenty of crow nested on those tree infront of La Thea, up to Sierra 8 and Sierra 1, anyone know since when this issue happended ? Will this impact the property price in long run ?

Ya crows congregate in the evening (6 till 8/9pm) in front of Fresco / LaThea.
Seems to be like their flight path and resting area.

Many crows shooting even has been done, dont think its going to work. biggrin.gif

Well depends on which orientation your prop is at and many other factors. Dont think the crows will move the price needle much.

Hello.. any view on COVO? I see it was launched since last year and now still selling hmm.gif I am thinking if that is worth for investment purposes.

Long time ago the sierra 16 area and equine is former landfill and the huge number of crows here is well known .. the crows there goes back generation and seems doesnt want to move away even after this area is developed

Unclear if there is a need for shops or not. I suspect its that the land title is commercial and IOI wanted to build condo instead, hence service apartments.

right, thanks for the responses. I got confused cos i reckon the utilities and assessment would be based on commercial rates , but was informed it was residential title. Lagilah confused haha.

I think 16 Sierra is meant for a different crowd.
Its a purely residential area. Which may not appeal to many.

wow.. just realised the road entrance design quite bad. if u missed it u make a big turn taking whole of SKVE.
