Water leaking seems like common here due to bad workmanship. This is based on my visit to some of the units there. Probably the reason developer provide extended warranty for water leaking.

To anyone that plan to buy new sierra 5 project, need to take note that the lease is not 99 years but only remaining 80+ years after checking with the sales agent.

now left 80+ years, but developer usually will renew back to 99 years after VP

Best is to get the B&W from the developer, and if they are willing to renew it, it can be a "selling" point.

Agree otherwise 1mil++ is not justifiable.
