If 1% downpayment with DIBS. The price should be ok. Means after 9% discount, it is from 455 psf.

For 1000 sq ft unit, it is from 455,000. Very good price.

Suggest it is very attractive giving the price tag and easy entry of discount plus DIBS.

But if it is locate at Bukit Jalil address and not Bukit Serdang like what the members said above.

Bro. R u sure from RM 500.50 per sq ft?

A lot of us are confusing. Another agent told my fren at RM 500 psf. Another thread stated RM 580 psf onwards.

Oops. I thought RM 500.50 is price before discount. So, after 9% ( 45k ), balance is RM 455 per sq ft.

If RM 500+ per sq ft. Should be a bit over.

Huh? Not affect the 3rd housing loan quota? That means COG is commercial title without HDA act? Somemore got condo? I am confuse.

For me, LH is a concern but location and accessibility is my greatest concern.

Border of Serdang then consider under Serdang.

I thought the deve or marketing arm keep sapu this title located at Bkt Serdang but postal address would be under Bkt Jalil?

You sure the KR1, KR2 and ZR are under Bukit OUG postal address once completion?

Developer and SA claimed and marketing it big big, it would be under Bukit Jalil address although I can confirmed the Land Title's Mukim is belongs to Bukit OUG.

As long as yet to complete, I have no idea whether the developer is really gonna make all 3 as Bukit Jalil address. where although both BJ and B.OUG are KL address, there are still minority interest. And , yes I prefer Bukit Jalil postal address.

It would be more funny if they use the postal address of Bukit OUG instead of Bukit Jalil since the LRT, The Link shoplot and Jalil Sutera all were Bukit Jalil postal address.

Btw, my USJ 1's Impian Meridian Service Apartment is located at USJ 1, Subang Jaya and using this postal address where the Title is Mukim Damansara and Daerah Petaling Jaya.

If to use postal address according to title, then it would be Impian Meridian, Bandar Sunway or USJ Damansara? Bcz Bandar Sunway's land is belongs to Petaling Jaya district.

I more suppose to say the new development of KR1, KR2, the Rainz and ZR are advertise under Bukit Jalil address to offers more premium, I agree this. However, I dont see much conflict if it is using the address of Bukit Jalil since it was inside the Bukit Jalil enclave, although there was a Bukit OUG Condominium, which was an old condo. KR1, KR2, and ZR are just next to existing The Link, Bukit Jalil and main road to exit Kesas highway.

For COG, they had the same reason to market it as Bukit Jalil, KL instead of Bkt Serdang, Selangor which much lower premium address than Bkt OUG, not to say Bkt Jalil.

COG is just located at the same road with existing The Sanderson, Bkt Serdang and other neighbours with Bkt Serdang address. The border development is separated by Bkt Jalil highway, not exactly sitting next to Bukit Jalil land.

My 1 cent opinion.

Every info we see in the forum, just take as reference and should not blame on others..

Whether the developer blacklisted or not, the other issue is the exact location, address and marketing strategy. Too many rumours bout this project guarantee something...

there's no divider / fence surround the project site , even a proper project developer board also doesn't exist.
i went there middle month of april , agent told me official launch on early of May .

i do check their website last time http://www.cityofgreens.com.my/ , still can see a proper mainpage which is still under maintenance (COG logo & 1page only)

but now it's 403 Forbidden and still, don't have any official website 'Yet'

The biggest name I heard was Chanel, LV and IWC.

I had clarified with someone who works as high management for LV and was told no such arrangement.

For me, "Close to" is one issue. "Near too" also another issue.

But accessibility to your "close to" or "near to" is one of the main issue.

I not sure whether the address of Bkt Jalil is very important but to compare to Bkt Serdang, I think so. Up to the serious buyers to comment and decide because I didn't study about this project but heard a lot of rumors and fantasy of this COG ...

I don't mind it selling RM 500 or RM 900 or even RM 1,200 with BJ address, it might has it selling point to it's price tag and of course I cant afford it. But when I met my friend who was under this COG discussion with one of the agent, my eyes were popped up to see the GSC, Chanel, LV would be the retailer by the arrangement of the developer ... I pop up because I feel happy and serious, this BJ is gonna to be next Bkt Bintang, no?

Anyhow, I checked with Chanel and LV management officers who I know, they were laughed to hear this and quickly said no such arrangement and dismissed it. Even Chanel rejected The Gardens proposal and Pavillion proposal ( due to Chanel at Starhill Gallery and Pavillion has no more corner lot for them )

Based on the floor plan, this 650 sq ft should be one bed room apartment instead of studio.

If studio, means own partition like photo attached.
