I am also a bit of confuse. Refer to the S&P, the SOHO is under service apartment category. I got my loan from A****ce Bank and is under Residential Loan (90% margin). I think is solely depend with the banker on under what status they are applying to. They will still imposed 70% LTV if you are buying 3rd property but you can get high margin 90% base on residential loan. Commercial loan will definitely lower ur margin and shorter tenure loan period.

learn something today. got pro and con for commercial title. luckily this is not ur 3rd property.

for my case A***** bank offers the less rebate to BLR among other panel bank.

Definitely no Mechanical Car Park. Is either 1st in last put OR side by side. Have to check with the SA when you purchase the units. Is written in the S&P with the designated carpark space highlighted.

coz someone here says up/down type.

Dear Peri Kor,

If can claim LAD, of course happy lar. What we worried that it will become a sick project if anything happen to the economy (seem economy/property is at the peak and some Asian countries are have tough time with their economy and currency). Don't know whether the developer can tahan or not. On current stage, they also have few projects going on.

If they Kaput, then the LAD claim from who??

'Can see but can not eat'
*
No worry, it will be a chain reaction. Same like in year 2008, sudden hike of building materials, making a lot high rises projects affected.

Sick project very dependent on how the developer manage and performance of sales. Even though i still notice there are agents still selling this CR in a small booth here and there, i believe the sales already reach the breakeven point which we developer refers as 75%.

U cant worry too much on LAD to claim from who. Because this is part of the game play as a risk to you from the day u taking chance to enter this new launch due to low entry, dibs, free this free that and rebate instead u choosing a sub sale or ready unit which are more safer for investment but high entry cost.

Pic i took today during the rainy afternoon. One floor up but not much improvement. The Leafz is rising rapidly (pretty amazed with the progress considering is was only building the base 4 months back).

Base for The Court and Centrina is shared but they seem to be building the base for SOHO first.
*
This explain why the CR is slow, because the main con is using laughing crane. This type of tower crane operation is very low productive. Too bad, mainly due to span limitation, this is the only option.
