I visited the show unit at KWSP building & bought there directly.

According to map, The Court is exactly (totally) facing KLCC while Centrina is facing MidValley area.

Got my stamped SPA from lawyer & found out that it is stated under the diagrammatic section that the Main Lobby & Landscape are at Level 2. so the carpark entrance should be at Level 2 as well, I guess.

Bar Council Malaysia have actually issued a regulation known as Solicitors' Remuneration Order 2006 to regulate the professional fee to be charged by legal firm on agreement, SPA or Loan Agreement.

It is stated in the Order that no discount shall be given on professional fee, instead legal firm shall compute the professional fee based on the scale fee specified in the Order and charge the client based on the % of scale fee specified in the Order.

legal firm usually will bill client based on the 100% of the scale fee specified in the Order but they will keep quiet on the 2nd part of this Order which set out the % of scale fee to be charged to client at different amount of consideration or loan.

for example, if your loan is more than RM500,000 but less than 1 million (can't remember is 1 million or RM750,000), the professional fee to be charged shall be 65% of the scale fee as specified in Third Schedule of Solicitors' Remuneration Order 2006.

so when you wanna ask for deduction from the fee charged by lawyer, pls don't use the word discount, instead ask them charged according to Third Schedule of Solicitors' Remuneration Order 2006.

my loan amount is about RM500k plus plus and the lawyer billed me about RM6k for professional fee (being 100% of the scale fee). when i ask for deduction, they were trying to play Tai Ji with me until i sent them an email and quoted Third Schedule of Solicitors' Remuneration Order 2006 (i stated in my email that if they don't charged based on the Order, if will report to Bar Council), they have no choice to charge me 65% of the RM6k.

Bro, all these fees are necessary and usual fees. Legal firm have to do all these search to protect you as borrower and and bank as lender. Is legal process.

don't bargain so hard. legal firm also have to makan.

no need to pay 2 fire insurance. wat u need to do is jz prove to the bank that the JMB hv bought fire insurance and covered ur unit.

I was talking about fire insurance charged by Bank, not JMB...

JMB 1 we hv to pay but bank 1 is not compulsory as long as u can prove to the bank that JMB has bought fire insurance.
