QUOTE(andythology @ Mar 28 2013, 10:39 AM) If not mistaken, entrance is at level 4. So you probably only need to go up one level. unlike level 1 at down bottom. is it? I didn't know that...hopefully the entrance is at level 4... And I thought Centrina was launched, overseas. So I heard, unconfirmed. Major difference is, PRICE! Oh well... whatever it is, just hope ALL the tenants are decent, aint no racist but please hope for no black and prc... According to map, The Court is exactly (totally) facing KLCC while Centrina is facing MidValley area. |

Got my stamped SPA from lawyer & found out that it is stated under the diagrammatic section that the Main Lobby & Landscape are at Level 2. so the carpark entrance should be at Level 2 as well, I guess.

QUOTE(jastan @ May 21 2013, 01:02 PM) I think Yuk Tung Land should stop the 8% discount since the remaining The Courts left 30% unsold. selling price of the Court was increased 3% sometime around end-Feb 2013, as per what my sales agent told me.I see a lots of developer start increase the selling price once the units are limited. I think the current selling price is worth a lot better than recent projects launching. I book my unit before the price increased... |

If everyone become like you force CEO changed their car park side by side some more near to the lift then how many car park enough for you? I am court buyer and my car park is front and back, I hope to become side by side like you, but I didt do that. Your one are worse i know. cool down bro....our dear Bro Citydude is jz a buyer that regret buying central residence, so he need some channel to voice out....he can say whatever he like, but we can choose to take it or ignore it.....Lucky you didt force to change which level you like to park some more. About the self attitude I mean is the facilities la... They sell the project will tell you got how many swimming pool, how many gym, how many rooftop garden, print out to show you... Exactly already mention facilities are share for all owners. What problems make you really believe that is only for soho owner? |

QUOTE(ngaisteve1 @ Oct 10 2013, 08:10 PM) Bar Council Malaysia have actually issued a regulation known as Solicitors' Remuneration Order 2006 to regulate the professional fee to be charged by legal firm on agreement, SPA or Loan Agreement. It is stated in the Order that no discount shall be given on professional fee, instead legal firm shall compute the professional fee based on the scale fee specified in the Order and charge the client based on the % of scale fee specified in the Order. legal firm usually will bill client based on the 100% of the scale fee specified in the Order but they will keep quiet on the 2nd part of this Order which set out the % of scale fee to be charged to client at different amount of consideration or loan. for example, if your loan is more than RM500,000 but less than 1 million (can't remember is 1 million or RM750,000), the professional fee to be charged shall be 65% of the scale fee as specified in Third Schedule of Solicitors' Remuneration Order 2006. so when you wanna ask for deduction from the fee charged by lawyer, pls don't use the word discount, instead ask them charged according to Third Schedule of Solicitors' Remuneration Order 2006. my loan amount is about RM500k plus plus and the lawyer billed me about RM6k for professional fee (being 100% of the scale fee). when i ask for deduction, they were trying to play Tai Ji with me until i sent them an email and quoted Third Schedule of Solicitors' Remuneration Order 2006 (i stated in my email that if they don't charged based on the Order, if will report to Bar Council), they have no choice to charge me 65% of the RM6k. QUOTE(Nian Pin @ Oct 14 2013, 01:59 PM) Finally I got 35% off from my LA legal fees. But why the lawyer charge on other unnecessary fees such as search on borrower & vendor, land search, transport, purchase of agreements, photocopy, telephone calls, etc? Wat is the relation to the legal fees? Anyone can clarify this? Bro, all these fees are necessary and usual fees. Legal firm have to do all these search to protect you as borrower and and bank as lender. Is legal process.don't bargain so hard. legal firm also have to makan. |
