Hai there, izwan here...i have been following this topic for some time now and decided to join you guys on this particular topic ....im a soho buyer and yes it will cost you in that 23-25K range if you decided to have a showunit like type of design...i have been doing interior and architecture works for sometimes now and you don't have to spend that much , play around with colours and decorative items should do the trick..certain things you can spend like your wardrobe, TV cabinet or your study area....the rest just buy loose item. Do remember once you do a built in , you will get stuck with the same design and limit your direction if you decided to change concept.

Can share ideas one. I dont mind. Luckily the 3 block of Central Residence covers kitchen cabinet And air conditioning system. Felt sorry for you guys for Not having complete Plaster Ceiling with downlights on certain block.
At Least we save a couple of thousand on Ceilings and kitchen cabinet.
Im guessing they Not giving us the kitchen cabinet quality same Like In their showunit.
Their showunit kitchen cabinet hinges ,soft Close system In a 1k above range.

I just hope for soho buyer Like me they give us enough downlight And the lux rating should be sufficient . If Not you guys just have to sacrifice Some plaster Ceiling lorr to add more d.light

Mine Is 811sqft type s6. Im still playing around with my spaces figuring out best solutions for my unit.

To have a small space with multi purpose use , you can go see this YouTube video . Type resouce furniture. Then you could see how ur small space become bigger

Electroboy.. U still have time to survey around In terms of finding the correct Designer And contractor. Better yet Wait until there is an interior And architecture exhibition. Like those archidex Or homedec exhibition.

Our generation nowadays do not have a lot of choices on where to live.the only affordable ones is this type of development. For landed property is a long way to go for me. Crazy 700k -1mill for a landed house. Even at kajang 2 -new development and Seremban 2 the property there sky rocketed in terms of sqft.
Waiting for that perumahan 1 rakyat/ one Malaysia housing scheme is just a waste of time for me.dont know when they are going to do full swing on that developement.
I still haven't seen any progress at the old sg Besi air port

I agree with you .construction technologies are very advance now . In China they can complete one building apartment block In one month Or Is it a week. But That Is
pre -fabricated type of construction. The M city Condo near Ampang point also very fast in terms of construction. It Is Not impossible if Yuk tong Is Running out $$$$ Or insuffcient funding of $$$$$ . Correct?

I have this uneasy feeling ever since i bought this soho unit. My main purpose Is for investment, And the idea is to rent out the unit. The situation Is i have 2 other Properties And this soho i end up buying because it seems Like a Good investment. So i end up taking this MBSB loan which Is a crazy installment loan rate.other bank won't except since this Is my 3rd Property. I m worried That if i rent it out it ,i still need to top up the loan installment .u guys think how much the rental can go for soho unit?

It's Tmn Desa address and it's 8 acre of landscape n good JMB n management to keep enhance the property n tenants quality content of Japanese Korean n others.
For rental rm 2800-rm 3000 is the 1250 sq ft unit u can get overlooking the Danau lake n bungalows !!!

Our soho must must look premium . Otherwise I ain't worry finding a tenant who willing pay rm 1600-1800 for 731 sq ft . Facts are facts .
At Gembira Residence - for rm 1800-2000 rentals
You get the highly good Feng shui high floors 1268 sq ft. 3R 2B unit
Brother - so we really need to furnish well above normal n creatively well design kitchen to hall to sofa etc
The mont Kiara plaza soho units below 800 sq ft they are  almost 100% soho office use for the mont Kiara directors  who stay nearby other condo etc
For them - they spent quite a lot to desig the soho office to look neat small soho classy units .
So paying rm 2000 above for these mini soho offices is OK .

In short , I target rm 1600 only for my soho Central 731 sq ft.  Rental
Hope I am wrong la
Those who want pay rm 2000 would have got the 3 rooms at centrina or courts !

Am I right or wrong.
Correct me please . My idea only .
