The area I purchased is the closes to LRT, and along the road is Alpha Angle.
Quite a notorious place, its the same place where the 5 yo Malay girl was abducted, then found a few days later in a bag somewhere in PJ.
Carpark is also a problem, where people staying here would mark the public carpark with stolen construction cones etc and will actually scratch your car or break your window if you park wrongly. In all, this is a slum, but good rental and location is nearby LRT & Jusco Alpha Angle so that's the selling point.

Not all that live there are below middle income, some are professionals with salary above RM3,000, live in KL only for work and would go back to hometown during weekend. This is the description of my tenant. I don't rent out to students, family but usually single professionals.

It's normal to hear that some tenants who, 'move at nite' to avoid paying rent etc, so if you do buy a unit there, make sure your tenants are well, can pay up.

I grew up and live on the other side of the hill.

Impossible to get condo below 200k in WM area, even sec 2/4 apartment are selling above 100k.
Alpha condo is going for around 200k++.
You can get leasehold landed somewhere around wangsa melawati asking price for 500k.

im not very familiar with the wangsa maju area, just been there once to visit the neighborhood and pass by chat time near wangsa maju lrt, but i saw quite a lot of landed house there, since u guys are all talking bout condos why not consider landed house? and would someone mind telling me which area is freehold and which is leasehold? and the price range for condos compare to landed house? and how many years left for those lease? thanks a lots guys, im quite interest in wangsa maju area and danau kota area now...

- good design, 4 units serve by 2 lifts (currently only 1 lift running to cut cost). most condo today is 8-12 units per floor..

if everything ok, the value can match /surpass PV's (now at about 400k)

if not, then continue to rent for passive income lor, rental now abt 1300-1400 (not bad yield)

the security is better now. lift also ok now. 2 lifts per block.
the tennis court most time become "futsal" - not bad either.

the only shortcoming is the wall painting. once the exterior got painted, i think the value to appreciate, at least to catch up with setapak condo prices. > 300psf
some new condo already selling at 600psf.
