i was wondering if the condos in wangsa maju area sudah turun harga ? any cheap condos in wangsa maju there ? but it is a chinese area...hhmmm.

not easy to find decent condo at 200k budget

wangsa maju flat (all leasehold) are quite old/run down and little upside potential.

suggest to top up a little bit to invest in Heritage condo at setapak , jl pahang, next to SJK chong hwa. (saw some selling at 230k?)

Plus points:
- location next to the coming rivercity project by MRCB - Ekovest. potential to become ONG
- DBKL require nearby condo to re paint, new look for Heritage soon
- very near to KL , abt 4km to bkt bintang
- many with klcc view
- near DUKE to many PJ/KL, u turn via bandar baru sentul if want to avoid toll
- good design, 4 units serve by 2 lifts (currently only 1 lift running to cut cost). most condo today is 8-12 units per floor..
- half covered /roofted swim pool, can swim during raining.
- underground carpark B1 , B2 , very seldom nowaday.
- freehold

if everything ok, the value can match /surpass PV's (now at about 400k)

if not, then continue to rent for passive income lor, rental now abt 1300-1400 (not bad yield)

p/s: i bought 2 units last year...at bargain price

Really not bad le. 1.3k can cover installment and mgmt fee liao. Somemore u bought at bargain price, sure very positive cash flow for u. notworthy.gif

for investment, yes (due to low entry cost and probably high rental yield). for own stay, sweat.gif

Let me add on:

Pros:
- Easy for those working parents with schooling children. A lot of primary and secondary schools nearby. SRJK ( C ) Chung Hwa just beside the condo. thumbup.gif
- A lot of shoplots and some good chinese restaurants opp. condo. 5 mins walk. drool.gif dim sum

Cons:

- Many schools nearby+still a main route to many working places without paying a cent for toll. Many parents need to drop off their kids at school first before going to work => traffic jam.
- In front of Heritage condo was Galleria shopping mall. It has been abandoned many years ago ( when I was in primary school, a lot of boy schoolmates went there for gaming (Rainbow). biggrin.gif ) I heard from some friends that it would be temple shakehead.gif in future. some said that a new college would be open this year. rolleyes.gif

yes u r right but i think heritage has high potential for own stay in near future due to rivercity project and new shops. good for investment.

as per the traffic jam, good if gomen can open another access road from the back. actually SJK side entrance it is very near to the bandar baru access road. if not mistaken just build a short 10m bridge to link to the school (cross the river) will do.
the masjid nearby has recently open a big /deep carpark under the DUKE flyover, please make full use of it , it is free. maybe full during friday prayer.

galleria -not temple, but will house all major buddhist accociations in KL. (at higher floor), lower floor will be colleague or offices. (not confirm yet)
but definitely the nearby shops /empty land will converted to new shops.. (by Ekovest)

Freehold or Leasehold I don't know.

It is near to wangsamaju new mosque.

I don't mind buy there for investment and currently hunting for one.

You need to explore and do research alot then maybe you can try on Auction unit.

Below RM200k for the flat think is still a fair decision for rental yields as long term investment since the place is really a convenience places for most of people (includng students..etc)

The flats you are talking about is Section 1,Section 2,Section 4,Section 10 wan isit? Those won't cost you RM200K la..the last time I check it was going about RM100K plus...For ground floor units slightly more expensive but 5th floor units sometimes u can even get it below RM100K...

But it's tough to get these units already as I was told by my agent that there are some serial investors who will snap up these units the moment it is on the market.And they are willing to pay cash upfront.

If you know of any units available within these area..i definitely would wanna buy

i just sold 2 units of teratai mewah apartment few months ago. good rental but really troublesome to manage with.
it is ok in the past 15 years, but found difficult to collect rental lately. dun know why?? they over spent? poor financial planning?
or the good paymaster upgrade to better apartments/condo eg PV?

ya i agree..low end prop yield is higher sometimes you can get up to 20% but very ma fun as low income group usually more often than not have money problems, and to pay rent is one of the last priorities..
for me I only stick to mid end condos and will not rent to any tom d*** and harry to minimize the probability of getting a problematic tenants..

The area I purchased is the closes to LRT, and along the road is Alpha Angle.
Quite a notorious place, its the same place where the 5 yo Malay girl was abducted, then found a few days later in a bag somewhere in PJ.
Carpark is also a problem, where people staying here would mark the public carpark with stolen construction cones etc and will actually scratch your car or break your window if you park wrongly. In all, this is a slum, but good rental and location is nearby LRT & Jusco Alpha Angle so that's the selling point.

Not all that live there are below middle income, some are professionals with salary above RM3,000, live in KL only for work and would go back to hometown during weekend. This is the description of my tenant. I don't rent out to students, family but usually single professionals.

It's normal to hear that some tenants who, 'move at nite' to avoid paying rent etc, so if you do buy a unit there, make sure your tenants are well, can pay up.

I grew up and live on the other side of the hill.

Impossible to get condo below 200k in WM area, even sec 2/4 apartment are selling above 100k.
Alpha condo is going for around 200k++.
You can get leasehold landed somewhere around wangsa melawati asking price for 500k.

- DBKL require nearby condo to re paint, new look for Heritage soon
- very near to KL , abt 4km to bkt bintang
- many with klcc view
- near DUKE to many PJ/KL, u turn via bandar baru sentul if want to avoid toll
- good design, 4 units serve by 2 lifts (currently only 1 lift running to cut cost). most condo today is 8-12 units per floor..
- half covered /roofted swim pool, can swim during raining.
- underground carpark B1 , B2 , very seldom nowaday.
- freehold

if everything ok, the value can match /surpass PV's (now at about 400k)

if not, then continue to rent for passive income lor, rental now abt 1300-1400 (not bad yield)

the security is better now. lift also ok now. 2 lifts per block.
the tennis court most time become "futsal" - not bad either.

the only shortcoming is the wall painting. once the exterior got painted, i think the value to appreciate, at least to catch up with setapak condo prices. > 300psf
some new condo already selling at 600psf.
