QUOTE(farscope @ Sep 6 2012, 12:11 PM) yes.. it's really hard.. many said that the election will be a turning point.. but i doubt it will drop drastically.. there's another alternative : buy sub-sale houseanyway, the property prices has gone higher way beyond our salary could afford. BNM's measurement is to curb investors and speculators but it also had an impact on normal buyers and it's bit too late for BNM to do so. Besides, they also want to avoid ppl unable to afford and hence impose the nett salary approval schemes, which in the end, made us even more un-affordable. banks giving out loans stricter partly due to policy, and another reason is because the house prices did not match to their estimation. e.g. a house only worth 500k but selling at 900k. the bank will only willing to loan for 500k then end up buyer have to pay up the remaining including possible legal fees and stamp duty. nevertheless, our salary is definitely not enough to buy such houses even when combined with your partner's name. unless both ady working for long time and quite wealthy. for youngsters and freshies like us.. wait until when? endless la.. even if i die die go buy one condo, oso dunno can pay onot.. ppl say don't wait, buy now.. but the thing is buy liao oso dunno can service the loan onot.. cham.. |

QUOTE(farscope @ Sep 6 2012, 02:38 PM) sub-sale also not cheap cz many taking advantage jacking up the prices.. and sub-sale has other cost like legal, stamp duty and down payment. still got de .. if u search ..single storey house in kepong is more than 400k ady.. old house, leasehold.. totally not worth but no choice.. example like in WM, Tmn melati, gombak areas still lots of sub-sale below rm 200K although might be slight small but still enough to cater for a small family |

QUOTE(Winning11 @ Sep 6 2012, 10:25 PM) depends on individual family needs loin WM for example, a lot and a lot of malay/ chinese family with average 4 to 6 or even more family members stay there and still stay comfortably btw i also notice that nowdays in some western countried like US, UK, France etc, a lot ppl of mid-income level in city area tend to pick apartment units roughly 500 to 1000 sqft; and in places where every inch of the land is golden, they have no choice but to but units with even smaller like about 200 to 300 sqft also got. However they're have been learning to creative in the interior design and home parts that create the cozy or nice "home" feel for their small house. so it seems like big house, big bungalow in big land is Malaysian-style .. haha ! QUOTE(farscope @ Sep 7 2012, 07:49 AM) Actually there's an alternative... buy flat units then save money do a better reno and the finished look and feel are just about the same like those so-called "new" condo or apartments. Then add in ur own personal home deco ideas and u get ur own dream home. |

@farscope i see ur points. with the general property outlook these days, if u wan to get a house with all the aspects balance and in the affordable range within ur existing ability is a bit hard and that's fact. But u still can keep on looking, asking around, asking ppl who are experienced in property lines and financial lines and able to help u in getting house with ur preferred requirement, i say u will be able to find it. u have to have this firm intention and keep searching while u develop in ur career, and every effort u spend on the searching process will bring u closer to ur goal. 10 years ago i thought i must have my own staying place but in those years my payroll only manage to sustain me the monthly minimal expenses; but i tried to save here an there whenever possible. So at that time i have only that dream which was far to reach at that time. So wat to do ? i didn't know how i survive those years actually .. or maybe in those years i was too focus on working or something. i have poor ppl network but i keep searching. And god bless after 10 years of struggling i finally made it, and all the unbearable times in past are worth it. Thus, i believe u have better reach of different levels of the ppl u know around, and those ppl could be the additional force that would help u, in addition to ur own effort and determination. QUOTE(farscope @ Sep 7 2012, 11:05 AM) kepong no where better.. loll.. yeah .. exactly.@Life_house yes, i get your point. that's what i m doing also. that's my planning when i was studying. but after i grad, the property market has gone up so rapidly that my initial plan did not anticipate it. at the current rate, no matter how high my increment is still unable to catch up. and my initial plan was just a property of around 300k but with current market price, it will be hard. cz i planned to save up few years for the 30k down payment but when i m able to save up for 30k, the property has reach 600k, which means i'm in short of 30k again and this cycle continues. if were to only find a place for myself then it will be easier. i can just find places that i like and easy for me. but when u r finding a place for your family as well as your future family, then many things will come in. it will not be as easy as finding a small apartment for single or maybe just couple to stay. we are talking about few family members from young till the elders. not that easy anymore if u can imagine. the only way is to work harder to earn more and at the same time scout for the prefect house that is affordable. it is easy for those >30y/o to afford, but how bout freshies like me who play the forever catch up game? sux la.. but, try not to be too negative on this part .. as property price go up and down along the years; there would some times the price would surge down and u could seize the chance when it's so. so may be wat u can do is to keep up with the on going property market news |

Sometimes u just have to be patience and wait for the right timing .... Be a bit more optimistic and get help from those experts. If u keep thinking that "it's very hard to secure a house", then eventually the end result might be higher chance to turn out as what u had been thinking. If u keep thinking that "never mind despite the current tough trends, it's still possible to work it out and i will reach it", the very high chance that u'll make it. Then a long the way u make practical efforts, step by step, to make it. Do not underestimate ur own thought. It's a lot much powerful than we can imagine. That's the "Challange", not a "Difficulty", if u see it in a positive light. |

QUOTE(nevenchailj @ Sep 7 2012, 12:31 PM) Bro, after reading all your posts, I feel that you are a super optimistic person and that is good. You can overcome anything in life! ahaha .. me not super optimistic either .. but juz try the best to think positive .. because when each individual think and act positive, it will contribute to the collective groups of ppl which in turn the bigger groups which in turn the whole world.that's the truth.
