After deduct all freebies (Kitchen cabinet and aircon est. 10K) and 5 percent discount, it still around 423 psf. Is the price ok or a bit pricey?

I was there to Sales Gallery twice and the latest was yesterday morning. I tried to dig more but couldn't get the answer. All answers are 50-50:

1. Yet to confirm which Cinema. Sales Person told me could be MBO or GSC.
2. No official price but in range 300k-400k+.
3. Those who give them RM5k check as booking, can choose unit and know the price on July 5th, a couple of days early before public offering.

I dont know if I should go for this unit or wait. .

and the most tricky part is sales person said we have to sign snp within 14 days from booking to enjoy those benefit. I did ask how if our loan takes longer time and she said have to sign first. if loan not approved, they will return rm5k booking minus charge about 1k. if we cancel after loan approved (probably due to lower MOF), booking rm5k will burn.

I am interested in this apartment but just a lil worry with the terms, future, etc.

Sorry, not meant to say they are changing CBD as I have the impression that CBD was the "old one" as during my visit last week, only PA served me. Kind of strange to have 2 agency selling the same property.

while they change the layout, those who have signed S&P would earn, as the price remain the same.
as for end lot new buyers, the price is counted by square feet, meaning they'll pay more for bigger unit.

yes, that's my concern as well. it's kind of inconvenient in a long run.

if the management is good, we don't have to worry about the smelly rubbish, there won't be any.

now i'm more afraid of lazy neigbours that they might just dump their waste right out of the window.

imagine those condo which have rubbish room each floor already facing this issue, what more if a condo doesn't provide a proper waste solution?

Ya...confirmed Agent playing sticker tricks... but these is normal practice nowadays...

Normally agents will "sticker" some units and they will sell it outside... Or "sticker" entire floor.....
