U got to ask ur self who will be staying there? location sucks as beside Pasar Borong Selangor. Imagine, how u give direction, just besides Pasar Borong Selangor!!! Veri risky as they target CBJ workers. But then with the booming of CBJ projects, very unlikely they moving here. Especially with confirmed the cinema in CBJ.

Cinema -- i dunt know which cinema group coming in for this smallish space? I bet the best will be MBO.. but then it is tough also.

Zeta got better chance as the location is better.

The place veri veri quite. Soho wont work at this project coz plenty of option, cheaper n ready, i didnt any attraction in this 3 elements.

Not crowd puller. Veri tough plus blocked by cheap aptment behind. CIALAT.

Zeva is more decent n better location.

3 Element SA told that the SoFo/SoVo or whatever is primarily cater for those working in CBJ, they could stay near to the mall/food centres/etc.
I doubt people around the area kind of accepting the small commercial units ? If CBJ oredy got supply coming, the soho trend might not able to sustain by the local residents only.

u got to be right on the tenant group. I doubt the area could get the kind of tenancy especially on 3 Element setup of 700 sq ft.

Zeva will be better option with bigger space and lower psf. At least for flipping wise.

Today, i double checked w Zeva office, apparently for apartment and SOHO, Schedule H will be adopt. This confirmed that the Zeva is under housing development not commercial.

this klang developer need to be extra careful even with their Soho Subang, all the buyers scold and cursed million times that only they respond. Thank god.

So better dont put so high hope on this project as the developer lack the credential to call in good commercial tenants.
