I have done some checkings on this project. In fact, I am thinking to buy a unit of service apartment (3 rooms), however I m still wondering whether the location is really ok????? Bcoz i m not locally from Puchong South. Anyone can give some comments on it? I can see there are alot on-going development projects actually.

Have you bought any unit? In fact, i like s. apartment with 2 rooms (705 sf), although it is merely 705 sf, but it looks big in living room and 2 rooms. But i was advised to take 3 rooms s. apartment with 752 sf, although 3 rooms, but all smaller already (living room also smaller, rooms also smaller).

Actually more for investment... 3 rooms, even can rent to 3 tenants.. Yes, 3rd room has no door, but can install a door one!! 3rd room is small, but can also can fit in a single bed + wardrode.

To me, sure cant cover the whole installment and maintenance... i m aiming to cover partially only... I hv the same budgeting issue... so i can only afford 752sq.ft unit only at this moment... Now my concern is just the location, hopefully it will be booming... i like it actually it is so near to Giant and Jusco (quite convenient in the sense).

yeah, the 2-room have bigger living room, that's the give and take... if possible, but 900sqft for own stay la...
i have budget problem, that's why able to buy 752 sqft for own stay only... :-(

Heard from SA they reserved it for roadshow in KK wor.... not Kota Kemuning le..... is Kota Kinabaru....

now i am wondering.. is the sales so bad, that they need to go to KK? or they go there and sell higher price???

It depends on what purposes of buying lol.. If u wanna buy for own stay, 531 sq ft. is not a good choice (bcoz too small). If u r staying alone, 709sq ft is good choice (personally like it) bcoz the rooms r not so small. I bought 752sq ft bcoz parents keep mumbling that 3 rooms better than 2 rooms (also i hv factored in the investment purposes). If u hv family, then buy 901 sq ft better...
Of course, it depends on ur budget... If no budget, then buy larger unit.. if cant really afford but still like the place, then buy 531sq. ft LOL... bcoz just pay rm3k then no need to worries other things and after 3 years only start loan installment.

the developer only offer 5% discount, which means you need to pay for 5% downpayment...
and also the booking fee is 5k le......

somemore for nouvo, still need to pay for legal fees on loan...

not like sovo, sovo get 15% discount, and free everything..... :-(

Yes, that is why i said for Sofo type, just pay rm3k... it includes legal fees for loan + SPA. Somemore got additional 15% discount for Sofo... if u r getting 90% loan, that means u dun even need to pay additional downpayment at all. Get it? this is one of my frenz getting the offer... But i dun choose for that, i chose service apartment with rooms, it has 5% discount, but not absorb legal fee for loan side... somemore i need to give 5% downpayment as i hv to get loan with margin 90%. So i said, it depends on the budget and preference.

But once u hv a new baby, that is totally different story... Yes, for new couple, tat is perfect time for both in short term. Single bachelor even better... Of course, just personal opinion, i m not saying tat after this property then cant afford for second property. In short term, yes... it is good enough.. In long term, for those to hv their own family (with children), tat would not b good. Yes, in conservative way of thoughts, if wanna get second house, not everyone has higher salary or pay for long term commitment if further future the property price goes sky high, it is a concern.

Soon, i will be getting loan also.. some banks have problem of limit capping. I realised something, bank's end financing project list is for Block A & B. Which if those plp buying Block C, there is not within bank's End Financing project list. So how? Any banks recommended to get 90% margin for Block C?? Anyone encountered this issue too?

Currently, i m getting a loan from 2 banks... Anyone heard that we must apply loan through their panel banks (EF project) with specific "BRANCH" only? I applied loan through other branch of bank (panel banker for EF project), the sales agent told me that then i cant get DIBS & 5% discount if i apply from other branch which not specific branch they required. I find this damn ridiculous... End up, i argued v them, then they said we must write in to developer to get consent.

I just received a letter from developer, finally asking me to sign SPA... wait nearly to 3 months!!! Swt.. I couldn't contact sales agent (called but nv pick ~ KNS), I dunno whether I would need to pay for remaining sum of deposit upon SPA execution or execute SPA first then only prepare for $$$ to pay remaining deposit???!!! Sry, first time buyer... Kindly advise!

Easy la.. then buy Nouvo Service apartment better.. price slightly higher... can for own stay and investment too..

Well, since our SPA havent signed... but better not to drag until 6 months, bcoz we also have to bear legal fees for loan agreement. Stamping fee will be higher if drag too long (penalty fr land office).

For me, i will sign SPA first.. then only prepare money for 5% deposit payment. Besides, if wanna use EPF to make deposit.. any idea how to apply??? Then i dun need to pay out in cash...
