I might missed some good ones but this is so far the list i found not bad
Considering my budget around 300k to 400k,anyone can enlighten me which one should i go for?

y not specify ur requirement, buildup, rooms, etc....

if you are looking for 400 - 500 sqft studio, maybe rm400k and below will be quite attainable..

Try Perdana View condo @Damansara Perdana,

Fantastic views, low-mid density, high and good occupancy mix and relatively good price for what it offers.

i am in the same situation as the TS, - it is really hard to find a property to buy now with the high prices

as for shang villa - last time i saw the unit few years ago, it was really not well maintained - maybe that has changed now ?

i live there. and happy with management, guards etc.

just that the tiles is slippery when it rains.
which we highlight at AGM recently.

of course, the asking price now is high at sterling.
depends on how the renovation like and cost.

i'm a real estate agent, anyone interested to buy unit there,

Tiara Kelana recently newly painted. looks really nice.

Shang Villa, is freehold now. its a nice place as well.
not sure about the maintenance there.

not recently.

it a nice place. and heard from a friend who stay there,
the management is ok. not much of complaint.

freehold. with 1000+ sqft.
asking price is not on the high side.
but just beside LDP, a bit noisy i guess.


but walking distance to Giant Supermarket, McD and 7 Eleven, Bank, etc.. which is great!

The property is quite sometime,if i did not get it wrong it was built around 1997 but heard it was maintained quite good

yeap, joint venture development by Richend Sdn Bhd and Majlis Perbandaran Petaling Jaya (MPPJ). It was and completed in 1997.

usually the information board is filled with adverts such as cleaning services, transportation services, tuition, daycare, room for rent, car park for rent, units for rent/sale + misc others.
each block has its own board. beware of the 2 blocks which is facing NKVE. the sound could be a little deafening to some.

Yes I noticed that, I was there yesterday. Because I only looked from outside, as far as maintenance is concerned, it is satisfactory. I wonder if the inside is also comparable with the outside, but I noticed the wall paint for the car park for residence is quite badly grown with mold. The paint for the outside looks decent, could it be that it has been repainted recently ? I am not familiar with the roads, if one comes from Kelana Jaya side, it looks like have to make a big circle is that right ?

guys need to clarify something...i ask for a townhouse in PJ area and the agent told me leasehold left 60 years ++, he told me the townhouse only less than 10 years but due to the developer drag the project and left the land empty for 20 years....and he told me can be renew back to 99 years with fees of 4K ++....is that possible?

if from kelana jaya, yeap, u go through the landed, then pass by future pacific place before makin a big u-turn around the lrt depot before you reach eve suites/ria.
but with the opening of the road linking to tropicana, guess most would be using that way to come in. but going out is easy by bypassing taman emas.

not sure whether repainted or not but the building is about 10 years old. am guessing it's within the next few year or even next year should be about time for the entire building to receive a new coat of paint. and it's wise to buy before they repaint as usually the repainting does add a slight value to the property.

i think the 700k refers to certain size only and not to all or represet an average price. if the unit is 1000 sqft and asking for 700k....it works out to be RM700/sqft and you can easily buy a condo right next to your work place whereever that may be and save on travelling time and transport cost.

you can search it under D'aman ria or crimson ria. both have gone up in price but i think with a little bargaining, you can get it below 400k though as you wait longer, price is likely to inch higher as the lrt station is taking form pretty quickly. not sure about crimson, but d'aman ria has a standard one size only which is 1133sqft......hence working out asking price around 400k, it is below 400psf which is much lower than eve suite and surrounding condo.

the only downside is not much people are selling as most are holding out until the lrt or the eve suite is finished before considering whether to let go or not,
