Hi there Future Zefer neighbours, anyone heard about the new IOI Condo next to the badminton courts...going for RM600psf, heard only 1200 & 1300sq ft design... Good for us that bought...biggrin.gif

I am quite confident that Zefer workmanship and quality would be good. Reason being they tendered out to Kimcon, external contractor and at the same time Atmosfera contractor took on Serin Residence. From what S.A told me when I went to view Cristal show unit....the management put a lot of effort in ensuring Serin is a success in terms of reviving Villamas reputation. I heard that the boss himself checks on the workmanship....who wan red face again right!.
So as Serin nears completion and becomes their benchmark, you can imagine the scrutiny Zefer contractor would be under in terms of workmanship and material quality. Verde I heard would be tendered out to G7 type contractors....I'm hope it all comes true and would be a future proud owner.....biggrin.gif

City view, but if not mistaken next to the sanitation pond where its now part carpark....hmmm....our little tiny hill getting kinda crowded

Went to the site over the weekend, coming along very nicely. Saw more activity at IOI parc ville Condo. Anyone know the take up rate. Frankly very happy with my Zefer purchase. Can't beat that million $ view.
BTW know when the next ISS payment would be paid for the last 6 mths?

I wasn't too worried about the slope as most of the building is piled on solid rock. Its only the access road around the building that you might see exposed beams. But then again, observe the number of beams and the extent of the concrete footings. If you want to compare, try going up to genting highlands...First World hotel. Not many ppl know that the hotel is actually sitting on the edge of the hill....and anyone driving down from genting on the long winding road will notice its all held up with beams and piles.

Besides the site is at the peak without any further hills or forest reserves which act as a water catchment. Its the water that usually causes the land slips.

Yes, direct bank into my account. But one thing I noticed, I also bought other condo projects before and If I compare the actual project progress and the drawn down % and amounts.....I feel that this architect is too quick in signing off on the completion progress. I feel that actual progress is 1 month behind than what they submitted for payment...meaning they'll have cash in pocket at the same time actual progress catching up....anyone else feel the same way?

correct....will move into the bigger unit and sell off the smaller one. Since sunway GEO already at RM950 PSF pricing, surely Zefer can fetch at least RM650 psf Min... drool.gif

True true, abt 15 min between both locations. I believe RM650 is reasonable, considering Sunway GEO future price might be at RM1100 PSF when complete in 2016.

BTW I saw that villamas will be launching a new condo between puchong and bkt Jalil. I registered for its launch.Nothing much available on info on the webpage.....anyone know more?

BTW I got some bits of news on the new Villamas condo project. The Andes. Its located somewhere in Taman Kinrara, normal site only....and the pricing is around 650-700 psf indicative.... brows.gif

Final plaster and paint work ongoing now. Hope they do a good job at the finishing. Friends in the construction industry say that there is a big shortage of highrise contractors...the good ones have jobs for the next 3-4 years and cannot take on anymore. He advise me to be vary about new launches as its now scrapping the pot on the 3rd tier std contractors.

Good thing we all bought well before the tight squeeze....and so far all the work progressing as planned without any stoppages. thumbup.gif

I think RM650psf reasonable...3 fengshui masters confirm that this place got very very high business & wealth energy, because it sits tall on a hill overlooking 2 very prosporous districts - puchong and sunway. ...
anyway just mailed back the TNB meter and Syabas application to Villamas....wonder why they ask for the deposit so fast.Thought meters should be installed closer to year end.

Its a Steel Yard and they only do cutting of I-Beams. Not a scrap yard. There is a scrap yard but its closer to Koi and out of sight. These factories have zero emissions, so not too worried. More of an eyesore though I agree. Then again, so is the Klang river.

If you think long term, build a link bridge over the river and maybe taylors uni could buy that piece for their campus or student accodomation....look at Monash Sunway and the way it has expanded... biggrin.gif

Yah,..around RM800++. 3 Phase is better for long term....can rebalance the phases once you install all your lighting and air con. Save electricity. My Bungalow also paid deposit abt RM1200 for TNB only. I asked the contractor to balance the phases and my bill is only abt RM250 per mth....3 air cons running at night, lights fan, washer/dryer...


BTW guys..I went for the Andes preview and am so so very glad I bought Zefer. Pricing around RM600psf...no ISS, discount as usual pay 10k for the 1st 10%, then will get another 5% early bird discount. Nothing special, design also looks cheap....sumore at Jln Kinrara exit at the old army camp. I went to the site....not impressed at all. It looks like a med cost area.

Second reason - Zefer using external contractor for the job, same as Verde. Atmosfera contractor went on to work on Serin residence and now moving to Crystal. This is their internal contractor whom everyone face issues with workmanship. They don't know whom will build Andes.

I also saw that the authorities are setting up traffic lights to exit out of the hill. Very good idea, and am confident of more measures to help manage the flow.

Road nw getting better. Traffic lights shld be installed soon. Friend lives in the link houses below...said a lil slow but moving as many ways out...everywhere the same to me if u wanna live in puchong, pj or kl and opt to drive during peak hrs.

Think of it this way...this condo has the best view and location giving you the king of the hill feeling. My friend staying at bandar puteri also complaints of jam when going out but he loves his hse on the hill. The jln pipit crawl is not that bad...have tried it 2x 7.30 and 8.10...if u wanna go kesas or ldp its ok...okr get stuck again at main road junction. I am positive...only prob is the junction where zefer n atmosfera folks need to turn right. The cars out frm the open car park n from koi below delay your exit. Else it moves

Prob sell one and keep the bigger unit for own stay.
My fengshui master advised me to stay in a house or condo without any other building blocking the view, so money flow in fast fast...haha...he already chk this place is very ong...high energy.
