Only zefer only didnit include stamping fees??

Bro, I assume the 5.5k quoted was included stamping fee, which is damm cheap.

If exclude stamping fee, the full legal pros fee for RM 564k loan was RM 4554 before any discount.

That's why i said it seem slightly expensive when they told me the legal fees. I was quite frustrated with their service.

You sure? Mine smallest unit already cost rm4.8k only legal fee. Yours is cheap.

Bro, to ease your doubt, you can speak to other panel solicitor and you can try ask for quotation before committed to your S&P lawyer for the loan since the Loan Agreement is not absorb by the developer ...

Hi all, interesting to digested all 43 pages to see all pro n cons of this property! I wanted to buy one for own stay but hv the Same worries like all of u. There is only one unit 1500 left facing sunway n I stil hv not made the booking.
Wanted to check, the as mentioned a few participating bank for the interest subsidy during construction, but further checking with one if them to find out they didn't do it, so can I assume that the developer pay us bank half yearly from their pocket for the interest right? Thks

But i interested the unit u mentioned 1500 facing sunway.. May i know what floor is the unit and which block it is?? Maybe is block A..

You have to send a copy of the signed bank LO to Villamas, then they can process your IIS (Interest subsidy Scheme).
House buyer have to pay the loan interest to the bank first, Villamas will pay you back half yearly.

This scheme is different with DIBS (Developer Interest bearing Scheme), which is developer and bank will settle the loan interest themselves, house buyer no need to do anything.

Guys, I just collected keys from atmosfera. There are lots of defects. Although I feel those are not big defects but really feel some disappointment. So to all zefer buyer, good luck.

1) painting work- many minor place leave unpaint because block by pipes. And also painted stain left on wall tiles.
2) tile work - many wall tile is not well filing by cement. While you knock on it then you can hear the sound.
3) plastering work - in between of the raw and smooth plastering work, u can find it is not well join. Besides, there are some small holes which is not properly being plastered.
4) leaking- there are water leaking from the pipe above. Means when there are people stay one floor above i using water, then the water will go to the waste trap and go to the pipe, then water came out from the pipe because of few possibility. One is the pipe is dirty and fill with things so water cannot flow smoothly and second it the joining place.

All the above mentioned defects is for my unit only. And that is just what I saw during my key collection. I will go to inspect one more time when I am free. Besides I heard there are people who have more defects and some of them little defects.

One more info for zefer buyer is that the contractor for zefer hill is fully sub to outsider. For atmosfera is in house contractor.

In conclusion,zefer hill will be either better or worst. ^^
