Comparing Koi Kinlala and Zefer is a joke!

KK has 1000 units...Zefer has 300+ units.
KK sit at lower hill, adjacent to factory and klang river (illegal open burning on PJS side)...Zefer sit at higher hill with great Sunway view and much nicer landscaping (Zefer has the best view among all surrounding condos).

Someone is trying to correlate KK to Zefer, to on par the KK with Zefer (that's why you can see him condeming all surrounding condos except his KK). Come on, KK launching was less than 200k, now alrd asking 480k...still not enough?

I have visited Koi Kinrara before. Their maintenance for facilities is doing well.

OKay...a quick search shows that ZH is much lower density than KK...

If this area is fine for you, then it depends on your budget anyway.
Koi you can get 1200+ sf for 450k, while Zefer you can get 1300+ sf for 680k.
Suggest you pay a visit to both condos, then you will easily make your decision.

based on my understanding, it should be RM0.29 including sinking fund plus they charge about RM20 for each parking bay (due to Strata Act 757)

Recently visit my friend staying there. Her unit’s view was spectacular. I can see the nice pool, Sunway and also PJ. She is staying below 10th floor, I don’t see the cemetery which forumer exaggerate about. According to my friend, the JMB and management have done a good job, to make this nice condo better. She was happy staying here as she and her family enjoyed the nice, calm and windy environment which provides peace of mind. The security is also very tight in Zefer, need to pass 3 tiers before reaching my friend’s house. The only drawback according to my friend, is the car parking outside the condo at night, which narrowed down the road width. Traffic was ok for her, but seriously the proposed link to Sunway is necessary looking at the numbers of newly development surrounding.

Are u sure those who selling off is because of the issues u mentioned? I asked my friend staying there. There was no landslide. Traffic was slow during peak hours but not jam. Massive jam, yes there was once which was during the bomb case at Movida in Puchong Jaya

Good: Nice, quiet, lower density, spectacular view and easy accessible to many places and highways.
Bad: Only 1 access road which couldn't cater peak hours traffic + many condos in the pipeline.

Security within condo itself is tight as the guards are strict over there. The downside is those stretch roads were parked with cars during night time, although the Majlis has regularly come issue the summon
