Investors a lot? Yes a lot. Like other taikor said, dunno 10, 50 or 500 is consider a lot.

Anyhow, I can see and asked the agents camped there, abt at least 50% for own stay.

Few units with lights on at night? It was due to too many units under renovation and most of the contractors stuck to deliveron on time due to too many bulk units for discount and only 3 lifts for them to share for each block.

You should say quoted u 5.5k for your xxx loan size.

I am sure u were asking loan legal fee biz S&P was free.

How much the 15xx sq ft? What is your loan size?

If 90% loan, I think 5.5k is consider cheap.

Based on loan 564k, Your bill should be abt 10-11k estimated before discount.

So, 5.5k after discount is quite cheap bro ......

Bro, I assume the 5.5k quoted was included stamping fee, which is damm cheap.

If exclude stamping fee, the full legal pros fee for RM 564k loan was RM 4554 before any discount.

Bro, to ease your doubt, you can speak to other panel solicitor and you can try ask for quotation before committed to your S&P lawyer for the loan since the Loan Agreement is not absorb by the developer ...

I think Zefer buyers sure had factor in the developer previous issues and gamble on the Zefer.

But cant imagine, the workmanship n detect issues were tat serious until I heard from almost every corners.

But their Zefer Hill so far, sales quite ok, if not too well.

It is same development of Zefer. Just they renamed it as Zefer Hill Residence Duo. Probably due to new layout.

Not sure abt the GRR then.

He means completed Atmosfera, not Zefer Hill bcz it is still under con.

Maybe u can visit to any actual unit via the agent if you're not owner / tenant / nvr visit before.

For me, I think its depend luck. Not all units as terrible of cracking here n there, but I only heard some and viewed one myself.

Definitely they need to do some marketing strategy like higher freebies to clear these stuffs of 2000+ sq ft, which is not easy for the area of Puchong, summore it is RM 1mil deal and Villamas.

Btw, what was the previous price for early buyers? U mean price no increase but only increase the discount from 10% to 20%? If it is, then it would be kamikaze move to dissatisfy the early buyers.
