I am also looking into Pentas 3. Anybody here can advise?
*
Pentas 2/3 only bad thing is no confirm fencing ... only rumour will have it in future. Other than that there is no major disadvantage for Pentas 2/3. B/U large, ~Rm230-Rm250/ft. Build quality good.

Thanks! I went to have a look also, and quite like the area. Only thing is I think now the remaining units are all those that are "not so good" (number 4) or corner/end lot.
*
I like end/corner if can afford smile.gif For number like 4, etc I am still ok as you can chg to 2A, etc. No chg also ok as I dont see an big problem.
The only concern for me is T junction unit .. or F1 cornering unit. These type of units will be harder to let go in future. You should discuss Pentas in Pentas forum. Here is TTDI.

Spira corners for 1.4M and 1.6M? They must be dreaming!! The highest launch price for corner lots in Spira was less than 800k!!!
A lot of Spira corners are available in market less than 1M.
*
Wow! 1.6M vs 0.8M launched price almost 2x in 2 years. Must be day dream!

Would like to share my current Taman RA setup G&G with individual title. About half year ago, RA install Gate with access card system. For those who did not pay, they have to use another entrance gate and sometime guards ask to write down their name which make them feel inconvenient.
However gate system being removed due to one resident complaint. Lucky we managed to put back the gate and access card system in one week time with conditional approval obtain from Majlis. As of now, for those resident who did not paid, guard have to open the gate for them without any delay. Else gate and access card system will be removed.

thanks spiran for your input. in that case, there is no way for me to stop the water from flowing to the tap at car porch! the water keep flowing into the tank and this is gonna cost my water bill to go up seriously.

my plumber went up to tank and checked. everything is a ok. no damp or wet spot visible anywhere. if i were to rectify this problem, i guess it's gonna be a major work coz the water pipe is underground!!! arghh this is so frustrating. wonder if i could contact naza and have them check on this at their cost. hahaha
*
You can actually ask plumber to disconnect the water flow from tank to car porch. Can stop ater flow at tangki. And install new pipe from meter to car porch.

I bought a Sephira 20x80 unit, don't have air well. I like the 22 or 24 layout but can't afford. Anyway, I will definitely cover the air well with glass to maintain the light but keep the bird and insect out.

Aquina's upstairs living is better than Sephira. I also agree with Gill71 that kitchen tiles need improvement.
*
Anyone know when is the key hang over date for Sephira? I almost bought Sepira 2 years ago, the selling is very fast. My 1st visit was in June 2011, it only has few units left, mostly corners. Can't really afford.
I end up buying Pentas launched in July. Key not yet deliver yet.

Edit : In S&P, it say quality lock set for all doors.. quality my xxx... all lock set are rusty and feel like going to break anytime...
*
Rgd quality lockset, how to judge and differentiate? Perhaps the unit you checked out was temporarily install lockset. Some of your pictures posted seem like still have a lot of work need to clean up. TTDI is reputable dev, u should not worry that much. Good luck!

Living , Dining & kitchen plater ceiling rm 6300
Cat paint living dining & kitchen for ceiling Rm 1200
D/Light point install  1nos *Rm95
install T/5  1nos *Rm25
install Fan  1nos *Rm 75

ARe the paint and downlight point charges reasonable?
*
Std price for normal design plaster (flat) should be ~rm3/sqft. Some with special design may charge alightly higher.
Is your down light price RM95/nos include lights?
Fan install fee should be ~25 to 30, depend on your fan type and ceiling height. Fan Nos and light nos price shud be around the same price.

Anyway, some contractor may charge higher as they may have better quaity work, etc. All is very subjective.

For Aquina, water booster is provided by developer as complimentary for. According to developer, they are pending the supplier to deliver the booster.

Unfortunately, TTDI did not provide alarm or centralized alarm, this is a point that significantly loose out to INP houses, I heard their houses come with alarms pre-installed?

water booster cost: ~RM 1k
alarm cost: ~RM2.5k
*
INP new phases also provide Grundfos water pump. Pump cost more than 1k. Alarm by default.

workmanship for wall tiles RM4.80 per sq ft

He didn't specific on these.. just quoted roughly rm18k for kitchen ext cost incl. 1x aluminum window, 1x security door, piping etc..

As for tiles and workmanship - he quoted separately.
*
My contractor quoted me 1 6x4 window rm680. 18k for how big the extend area? Mine rm28k included concrete table top 28ft, wall and floor tiles installed labor, 2 piping + whole house 2d id drawing. Tiles buy myself. No security door.
Extend size abt 200 sqft.

Nearly 30k for the kitchen ext, size 8'x22'.. Incl. concrete table top 24ft, labor, tiles, 1 4x4 window, 1 security door etc..but no whole house 2d id drawing... Reasonable ?
*
look quite reasonable. I prefer to choose my own tiles. I need 2d for cabinet guy. no need go thru middleman.
I have a chance to visit the cabinet guy factory to choose material, cost and visit ready made show unit actual sample. more important need to compare to expo quote.

My contractor quote me install wall tiles rm4/sqf, Floor tiles rm4.80/sqf. Cement gum wall rm1.50/sqf.
Extension kitchen around rm11k not inclusive kitchen counter top.
Counter top rm120 per sqf.
*
Your rm120 is per sqft or per foot run? Later should be reasonable.
