OKR is not comparable to MV and BS (Nexis Area).
However, it is an upcoming area and the skyline is going to change for OKR. There are more locals and young working adults staying in OKR vs MV/BS due to affordability and nearer to their parents house in Taman Desa, OUG or Sri Petaling.

I would consider 9S as Zone 1 up to the first traffic light in front of Taman Desa.

Zone 2 - OKR near to Kuchai Lama/OUG
Zone 3 - OKR after OUG
Zone 4 - OKR near PJS
Zone 5 - OKR near sunway (tiger, which part do u refer to? along NPE highway b4 pyramid?)

Bonus to OKR:
My personal view - Either Monorail or BRT will be built eventually within next 2-5 years. It has been speculated for quite sometime... Still waiting patiently...

it is determined by market. Should u analyse the price, it is trending downward from MV (first point) till end of OKR. Easier if we separate that by zone to analyse.

Freehold & cheap go for southbank, it will be the opposite for 9S.

Other than that, what makes 9S attractive compare to south bank. In short, mixed development with 9 towers + easy access w the traffic lights turning to 9S from OKR + direct link bridge to NPE + potential for monorail station.

With that, it justify a premium over southbank. My 2 cents. Cheers.

Nothing firm on commercial. Last known that it will be managed by MRCB & not for sale. This would be a good point and hope they don't change that.

Yes, shouldn't take into consideration yet. But should there be any form of public transport along OKR either BRT or Monorail, this project should stand a high chance of having a station. Price is starting from 700++ psf. Should the monorail confirm, it would easily be 800++ psf.

If look at the surrounding, all projects along OKR is starting at 600++psf. In contrast, 9S is still a good buy with the factors to consider.

Yes, BS is better than OKR.

It's good to take a project in BS and compare it side by side with 9S. Then we will know whether 9S is overprice, same price or value for money relative to project in BS.
