Just a suggestion. if buying to stay now then KW maybe not but for investment over 10 year horizon then kota warisan may be ok. but over all I think cyber will be the better bet. A lot of dev comming up. Setia haruman is making many new roads so place is really starting to open up.

Seriously....the price is quite high.my friend frequently travel from putrajaya to dengkil for work and few times he called and let me know about house price in Dengkil..quite surprised when I heard the price...mahal wooooo...

TS need to review more information like price, actual location, freehold? build up etc then only can discuss whether it is worth investing or not. Otherwise just talk cock only.

im working at cyberjaya, but to have lunch always go to dengkil because there has more restaurants. alot of cars and people, few development is going on, guess this place will be developed after few years. But as i know all the land are lease hold land

what high value industry is there that can support high enough income to afford the intended re-sale price?

I guess will be those working for the hosts of MNCs in Cyberjaya and Putrajaya, heck even KLIA gua...

I know there is a Shell and BMW over in Cyber.... smile.gif

if semi d, below 1 mil is pretty attractive as long as it's freehold

IMO, Dengkil has more potential than Semenyih.

It's closer to Putrajaya, Cyberjaya & KLIA. Plus the access road connecting to nearby township are all ready.

For Semenyih, if one stays north of the town, still ok. If south of Semenyih, u'd be cursing every morning & evening.

I think it is reasonable price. But there is still alot of land in cbj, between cbj and puchong and also from cbj to dengkil also still alot of vacant land. Probably need to wait longer to get good return. Garden residence semi d in iproperty is about 1.2M now but with slightly bigger builtup and land size.
