QUOTE(UFO-ET @ Jan 13 2012, 01:25 PM) Packaging, all the products in the world are like that, any difference? They hv the right product, and good easy entry package. But they do not know how to market their product. The printed catalogue is dull and boring. That is why I try to upload some pics here. Pictures speak better than words.

QUOTE(eddychstu @ Jan 13 2012, 02:39 PM) Look at Mont Kiara, dense of buildings yes very much, congested no. Mont Kiara has 90% highrise, only 10% landed. Whereas in bandar Sri damansara it's 90% landed. So whether BSD or MK more congested? It's very obvious.

QUOTE(Seremban_Guy123 @ Jan 14 2012, 10:54 AM) I agree. May be they will launch studio or 900++ sqft unit at Block C. Got reply from SA, for block B, there is a type B3 at 1395sqft. They want to make the B3 type bigger than 1395sqft in block C.

QUOTE(Seremban_Guy123 @ Jan 14 2012, 11:51 AM) Any reason they dun want to launch studio or smaller unit? most of the project in kl or PJ provide studio or 900++sqft unit They can't get it approved fr the authority. Smaller units meant higher density. Rumous saying they shd build min 1400sf.

QUOTE(Gary @ Jan 14 2012, 06:48 PM) One of the reason they are not building smaller units is because residential titled land is guided by density. Meaning to say there is a limit to unit per acres. Normal density will range from 60-100 units per acre. Based on 40 acres and 2800 units , they are getting arou d 80 units per acre. If they build small unit they will earn less as the no of units is fixed. But the size of the units is not fixed. This may be one of the reason they build a bigger unit ie 1,400 sf and 1,600 sf. Those in town launching small units is usually commercial title and is guided by plot ratio. Normal plot ratio is 1:4 in town. Plot ratio allows the developer to build based on area. Let's say you can build 500,000sf of NFA, they will surely build smaller unit as there is no cap on the number of unit. Of course some area you gotta look at height restriction and also special conditions ie next to the palace, embassy etc. Good explanation. No wonder Empire damansara @ Dsara Perdana, and TA- Damansara Avenue @ BSD can built so many smaller units such as studio and soho. They are under commercial land title.

QUOTE(@Adele @ Jan 14 2012, 10:04 PM) aren't anyone worried about landslide? after all, it's high density and on top of a hill , and very slope If u see the masterplan in Page27, and the news that someone posted. The construction is only on Slope Class 1 & Class 2. The developer will retain the Slope Class 3 and Class 4 for the reserve forest. On the reserve forest part i guess the developer is just add on the facilities like canapy walk, tree hse, viewing deck, they try to avoid/ minimize cutting the trees so that the trees will hold the soil which is below and above the contruction site. Slope Class 1 basically very low risk based on the current technology. Slope Class 2 is more challenging. This post has been edited by cheahcw2003: Jan 14 2012, 10:43 PM

Abt the safety of this hillside construcion project, we will never get the right answer. If we ask the developer they will definately assure and promise that landslide will not happen. If u ask the land office they will sing the same song or else they will not approve the project. If u ask the competitors/ other developers u may get the different answers. So we need to go back to the fundamental and basic/ background of the developer. If the developer is
a) the hit and run/shortsighted type, they will not care much abt the long term safety of the project, after completing 12 blocks just pack and cabut b) if they think this project carry their brand name, as the whole BSD is under them, then they hv to develop and execute it well. If this project fail, both LnG and Mayland will disappear in the market. Having said that if phase 1 fail due to landslides, all their following phases will be gone like that, ended up developer will lost thousand times more than the purchasers.

QUOTE(0106127 @ Jan 16 2012, 12:05 AM) hows the sales going on now? Updated this morning. Block B left 18 units (All are higher floor and Sri Dsara facing, pool/forest facing all sold out). SnP for Block A + B can be signed anytime from now, dateline given till this month end. Block C will only opened next month, most likely developer want to make sure all Block A + B fully taken up (confirmed with S&P signed).

QUOTE(airline @ Jan 16 2012, 01:12 PM) how many will actually S&P. with the bank tightening starting from 1 Jan 2012, no more easy financing. If drop out rate is high, developer will need to clear all the drop outs units 1st b4 launching the Block C. If drop out rate is huge, Block C price increase will be mild.

QUOTE(calvinyeap @ Jan 19 2012, 10:35 AM) There's an article in The Star on Foresta... L&G seeks more landbankFrom the same news article, the MD also mentioned that:- "Low said L&G would be taking registration for the third block of its Damansara Foresta project in February". Meaning the Block C will only be launched in Feb. Block A & B purchasers also signing S&P in Feb.

QUOTE(calvinyeap @ Jan 21 2012, 08:25 PM) Low said RM20 million was spent on developing the infrastructure with slope safety measures which took 12 months. He added that the hillside is made up of granite and that the areas built on are flat terrain. Hope this will gain the confidence of the Public. But from my understanding, construction insurance is compulsory for all projects, especially the bridging financer OCBC, who granted RM90mil credit line to LnG shd have already imposed this requirement. WOnder why Maybank made a hu ha on that? or just a rumous? This post has been edited by cheahcw2003: Jan 21 2012, 09:03 PM

QUOTE(1282009 @ Jan 21 2012, 11:09 PM) Is anyone able to circle where exactly DF is together with Empire Residence & Empire Damansara? Believe they are all built around the same Bukit Lanjan diameter. http://forum.lowyat.net/topic/1593134http://www.iproperty.com.my/propertylistin...k_House_ForSaleI'm quite impressed the way below is drawn up by 1 forummer. http://static.lowyat.net/uploads/attach-0/...-1321285022.jpgSomeone has added Damansara Foresta into the wikimapia http://wikimapia.org/#lat=3.1780742&lon=10...93&z=16&l=0&m=bEmpire Residence is very closed to Rafflesia and behind the Armanee Terrace II, if i am not mistaken.

QUOTE(kbandito @ Nov 24 2011, 12:24 PM) One can get a 2-storey in BSD for approx RM700k. So this will be kinda like 5stone and Ameera vs linked houses in SS2 huh? 2 storey link and condo is not a perfect substituition. Full GnG vs not GnG full amenities vs no amenities security vs no security for subsales Link hse, need to spend good money for renovation. But frankly speaking, 2s link hse in BSD is not a bad choice for own stay.
