For the forest facilities since that is not under the common area of phase 1, developer would need to be responsible and pay for the security there. Hope that they do a good job on this in future
Hopeful another superb park in the making like DPC's park |

Heard from one of the SA:
Ground level at 180m above sea level is equivalent to 60 floors above sea level (per floor 3 m so about 10 feet). If you unit is at 20th floor, that is equivalent to 80 floors above sea level Only units above 3xth floor will be higher than the mountain but because of the height will be looking down at Ikea and the Curve view The strongest wind blow towards DF from the North West direction so Block C and D facing outside (not forest) and will receive the strongest wind. The wind will then circulate in the swimming pool area and get out at the corner of Block D Type D 1610 sf ft units facing forest Block A and B facing forest will not be able to see the telekom tower but block C and D facing forest may. The telekom tower is at the far left of block A if you stand facing the forest. In fact, he said the telekom tower is facing phase 2 Phase 2 will be launch after June 2014 |

The thing is the maintenance fee plus sinking fund is at RM0.25 psf. Not many new launch condo with full condo facilities set the fee at this rate except those with very little facilities.
Because of the 928 units and all 3 bedrooms unit with high sf, the RM0.25 psf should be enough to support and no need for major increase in future. This is better for those who don't really use the facilities heavily. Lower maintenance fee also one of the factor to attract sub-sale purchasers. |

Due to GST implementation in Apr 2015, most developers now have incentives to deliver earlier especially for residential projects due in 2015. Imagine for all the construction materials, the developer have to pay for GST input tax but cannot collect any GST outtax from purchaser to offset...rugi besar

Land & General to launch 2 condominium projects, GDV RM500m
KUALA LUMPUR: Land & General Bhd plans to launch two of its property projects in the third quarter of 2014. The two projects are the Phase 2 of its Damansara Foresta condominium in Bandar Sri Damansara and the Tuanku Jaafar Golf & Country Resort project in Negeri Sembilan. Managing director Low Gay Teck said after the 50th AGM said with the sales launch for Foresta Phase 2 slated next year, the group targeted the handover in 2015. The phase, consisting two condominium towers of 452 units, has a target gross development value of RM500mil. "The units are between 1,200 sf to 2,000 sf and while we have not finalised the selling price as it will be launched a year from now, we're estimating a range from RM700 per sf," Low told the media. For the Negeri Sembilan golf resort, he said there were still some development issues to be ironed out with the local authorities. He noted that the local council has requested for some low cost components to be included in the project but the group was undergoing some processes and discussion to waive it. "But we hope the kick start the project in 3Q14," he said. |
