For DF, those units above 2xth Floor already is higher than the hill so no need to be penthouse to have this nice view!

Exactly which 2xth floor, no one can confirmed? But for Block A, from 24th Floor to 25th Floor, the price jumped RM23,000!! What does that imply?

What is the height of the hill as per google earth? Is that for measurement at the highest tip?

The hill actually go down on both side from the highest tip. The tel co tower is near the left hand side below the tip of the hill if looking out from the balcony of Block B and C

Saw in today STAR that the 7th facilities is 2.2 acres. That's 96000 sq ft, surely very impressive. Any other condo with this size of facilities size?

Block A unit no.3 type B2 should be facing east, view should be partial forest n phase 2 blocks. Phase 2 will be lowest density among the 4 phases, only 2 blocks.

Block A with evening sun are for those units facing pool but should be blocked by Block D

Passed by site, looks like block A level 8, 9, 10, the structure is up so if the architect certified that, the purchasers will get their next billing

By the way, the altivo at DA looks nice n should be VP soon

Under DIBS no need to serve any interest until VP

The completion date for DF is Dec 2015 (subject to final confirmation). This subject to never seen before, strange right?

Looking at the detailed plan, think that you will not see the Phase 2 blocks directly but actually has the forest as direct view

The only concern is when u move in, you will be facing the noise and dust of the construction of Phase 2

I was at Desa Park City hill top doing my workout, whew, the noise level generated from the highway are too obvious, need getting use to, in the future when I stay there.

Btw, I am from BSD.

Welcome! Is the net selling price still at (RM870,000*0.9)+RM10,000?

Could you share the sq ft or type. Just want compute the price psf...

Can it be 7 feet? Seems pretty low right, as a six footer would almost be touching the ceiling and imagine per carpark floor, there are few hundreds of parking space...already very cram

not sure about ceiling height for apartment... but usually it has a min of 2.9 to 3.0m.

min clearance for car park is 2.1m and min clearance for fire truck access is 2.4m

Referring to Uniform Building By-laws 1984,

Section 44 (1) The height of rooms in residential buildings other than shophouses shall be -
(a) for living rooms and bedrooms, not less than 2.5metres
(b) for kitchens, not less than 2.25 metres
© for bathrooms, water-closets, latrines, porches, balconies, verandahs, garages and the like, not less than 2 metres

Provided that not part of any room shall be less than 2 metres in height

Think that the price difference between the high floor Block A and B was between RM30-40 psf. Maybe also premium for Block B direct forest view vs Block A side forest view...

Based on current selling price of RM500++, should have capital appreciation 3 years down the road since Damansara Avenue was launched at RM600psf+, while Desa Park City easily RM600++ to RM700++

Visited site. The slope slide was outside DF area. Should be public area, right? So it's local authority responsibility to make good? Should at least put the plastic sheets first lah...
