I am wondering, the solicitor mentioned that the date of VP will be calculated from the date of SPA stamping date, if the stamping date is around April/May 2012, then the VP will be around Oct/Nov 2015 (construction period of 3.5 years). If the stamping date even later, then the VP will be even later, i.e. early 2016? Then the developer's late submission payable interest to purchaser will be counted from the date of VP. Hopefully the stamping date as soon as possible.

too expensive for me on this area and if i rent out, i think is impossible to get around rm3k for it. so i better let go and search for more affordable area.

Does this then mean that the 21 acres greens is classified as common area under the HDA Act?

Prior to handover to DBKL, will LNG be fully responsible for maintaining this common area without taxing on the residents' maintenance fee contribution?

After the handover, will any portion of the RM0.25 maintenance fee and sinking fund be allocated for the maintenance of the common area?

Just wondering how this work bcoz even for Phase 1 with 928 units say averaging 1,400 sq ft, we are talking about RM3,897,600 of maintenance fee collection a year, not small sum at all!

My understanding is RM0.25 that we pay will not including the 21 acres mainatanance. The developer will build and maintaince the facilities from their pocket (already factor in the selling price i believe) until the last phase is handover. Then DBKL will be taking care of the 21 acres Green. Like what they did on Taman Tun Dr Ismail Kiara Park. Tax payers/ public money is used on that purpose.

Is it DBKL? I was told the area is under Selangor? Correct me if I'm wrong.

Weird as it contradicts with my OL which states something like "Mukim of Damansara, District of Petaling, State of Selangor". I think the same is in the SPA, did u notice that? hmm.gif

Sri Damansara even though is under KL postal address, it's under MPPJ. When MPPJ sends out cukai pintu letter, they use Selangor Address. It's in Selangor state, you can confirm it using google map. LOL.

Wondering how is the sales of Block D and when will Block C be launched?

How come the public launch is so long? The DF website is still a simplified version...with limited information
