Seksyen 7. Plenty of students from UiTM and UniSel.
Current rental for 2 room apartment/condos 500-1000 depending on facilities.

Non-discounted price will be ~355K. if you are 'qualified', after total discount ~313K
A bit steep. Need to see exact location, size and no. rooms.

Connectivity is OK, Fed hghway and NKVE but public transport only got bus.

1. I book a house on the launching.
2. I can say it sell like hot cake, apart from 354 houses, i feel like 60% already been book on the launching.
3. I choose bungalow type with price 414,888 with 1200sqft. 4 rooms with 2 bath room. Also they have own landyard. 2 parking units.
4. Many bank told me that the market value of this project will rose up to 20% after 2 years.
5. There is a lot of infrastructures, not to UITM, UNISEL, so renting the house wont be any problem.
6. Even the previous phase 1 Kristal Height standard rental is rm 1500 per month.
7. For bungalow type the maintenance fee is rm 300, semi detached type rm 270.
8. Block B is most strategic since the club house, office, kindergarten and playground is facing Block B. Of course price of Block B is higher.
9. Each house price will increase depends what level you are. The higher level your house, the higher price your house will be.
10. There is PKNS staff quota which is 10 %.
11. The minimum price house was at level 3. I don't know why, even house at level 2 is higher.
12. If you interested, you need to go to PKNS office to view this project.
13. Now onsite progress is already 20%.
14. Schedule completion was end 2013.
15. House with odd number is facing sunrise, mosque, UITM
16. House with even number is facing sundown, Bukit Raja factory, Highway
17. There's only 13 house for each level.
18. There will be a hospital and mosques built in Seksyen 7 near future.
19. House deposite is RM 2000. And need to sign S&P within 7 days upon receiving offer letter.
20. If you register yesterday and pay deposite, offer letter will be granted on the spot.
21. Imposingly my house view will be facing I-City
22. House is leased hold 99 years.
