I am about to renovate my new two storey house, build a new wet kitchen area (at the back, ground floor) to 16' * 12' and some wiring work for water heater and a aircond. The plan have been drafted, ready for submission. I have already ask contractors to quote prices and some give different advices.

The situation is this,

1) Soft land (kitchen area)

I have experience this before, the rented house I currently staying nearby have some serious cracks. Even some of the roads that area, the soil sink. I am not taking any chances, so I ask them for advice. Some recommended making thicker concrete with wire (slab ?, sorry I not good with technical terms). Some says do piling using some sort of wood (pakau ?).

Since there is no road, just a drain at the back of the house, it is not possible to use tractor to press the wood into the ground. It have to be done by hammering using workers for about 5 meters deep.

What's the best option ?

2) Wiring for water heater and one air cond.

The previous house owner did not do wiring for one bathroom (water heater) and another room (air cond), both upstairs. I have been advised to do direct wiring from the fuse box ground floor. Otherwise it may overload if sharing with power wires. The problem is the house has already renovated and decorated.

i) The contracter suggest replaced all the ground floor tiles and at the same time do wiring from fuse box go underneath the tiles, right to the back and up to upper floor. Rough estimated at least RM10k. The ground floor tiles not so good condition but however still bearable to me.

ii) Another suggest the wires go up from the fuse box to outside (front) and goes upwards to top floor. However the cost is unknown because do not know how much work need to do and have to repaint the whole wall after laying & cover up the wires.

Is there any other alternative ways of doing this ?
I heard solar panel can be use but require piping and installation, cost is also not cheap. Air cond wiring can be still "shared" according to what I heard but not water heater.
