 Kepong sentral condo, Investment wise ?

lately i came across an offer of this kepong sentral condominium for around Rm196 k . Its around 2 min walk to the ktm station. However , i was wondering whether its wise to invest in this condo just to collect rental ? From what i've known , currently the market price is around RM230k for this condo. Im not sure of the safety around here as im not from kepong . Is it wise to buy a unit here if i just wana rent it out ?

the location n price is a catch. But its somehow avoided by local. tbh, that place is quite 'abandoned'

too closed to cemetery... unless u wan watch something live...else...definitely place to be avoid of.... until now also not fully occupied.. problem... facilities wise also.....

Been there once to view the house....end up cabut cepat cepat. Agent told me is 3 years only but for me is like 10 years ald. Very poor maintenance.

in kl sentral main lobby . there have counter of selling kepong sentral condo. this counter if i am not mistaken is more one year. not many people buy this place.

please check before buying..

1st Kepong is a good choice and only recently collect keys but u will be looking at a higher price side.

I remembered launching price was 180k many many years ago, still selling at that range? wow, owner must be crying without tears. KP sentral is 2 mins walk to KTM at Kepong area, Amara is 5/10 minutes walks at Batu caves area, the response is totally opposite. Many negros are seen around that area.

Hi All,

I am renting my Kepong Sentral Unit Available on Febuary 2013.

My unit is facing KTM view. The floor is 9th (Not so hot and not so noisy right in the middle of the building). It will be painted and look fresh and new.

5 mins to KTM, Badminton court, swiming pool, guard house, gym, sauna, convinient shop nearby, 1 parking space (ground floor).

RM1100 per month. Contract for one year (no extra charge on contract)

Any one interested please call my hand phone

bought the house 2 years back. now im renting it at RM1300.( got a tenant already) - just rent out
dont get confuse btween kepong sentral and other apartments nearby. Kepong sentral painted in green and white color.

so far i did not see any negros roaming in the building except outside of the condo
no doubt the next aparment which painted in brown color is a negros nest.

so far kepong sentral giving me money and dont worry about facing the cemetery. trust me... i used to smoked at the balcony at 1AM- 3AM..

The unit that I just bought is also tenanted but rent is only 1180 pm. Loan instalment is around 1050.

Do you think it is good idea to get another unit? Or any other nearby condo or even landed that still very cheap you can suggest.

I am meeting another seller tomorrow & I make decision very fast. So pls do let me know.

my sources tell me car park next to desa complex is future mrt station.

I bought another unit. with rent Rm1150 tenanted. ( i also can rent out car park another 150) brows.gif brows.gif = Rm1300 brows.gif brows.gif

3 months ago units selling at 180k.... i regret not buying due to many saying not good.

But now most unit price is 240k( is this bumi or none bumi???/) due to the Mrt at doorsteps. some high floor at 260k

I did not bought 3 months ago.

I just bought one last week and one more on sunday.

I notices the nearby condo are now selling price more than 60% psf compare with this so make a move lo.

As the bank repayment can fully cover by rent is good already.

Are u staying in this condo? Give some opinion bad or good, will you? I am also looking at nearby old DSL house now.

go there and see yourself. different poeple have different view. For example i see 10 units in iproperty for tenant is low but for you maybe is high. how to answer ah? u also already said, last 2 years u went. so last 2 years until now u do your own compare lo.

very good question.

if u are staying in damansara damai, sri damansara, bandar manjalara. will you travel back to sg buluh to go mid valley/ china town chow kit? or just go to kepong sentral and changed to ktm?

aslo, the same to those live kepong metro, jinjang. You can take mrt 2 to go to sentul and changed ktm or you can travel to kepong sentral and chnaged to ktm right?

also, i think the future ticketing system encourage people to chnaged in between station at none city sentral like sentul/ kl sentral. The berjaya is study this in metro manila now ( according to my friend who design the system). If you google it.

If you really study it closely. actually it make sense.

Within the next few months (maybe even a few weeks) the rumours of whether the MRT2 project will have the Kepong station at Kepong Sentral or not will be answered as it is expected that the announcement for MRT2 will come soon. I personally expect it to be across the road at the unused Desa Kompleks carpark (which is quite large and could easily accomodate an MRT station and it's carpark). Of all the Komuter stations in Kepong & Segambut area, Kepong Sentral seems to to be the most logical for an interchange between the Komuter and MRT stations (availability of land, right beside the main road etc).

I already noticed a warehouse beside Desa Kompleks (area owned by Desa Kompleks) have just moved to Manjalara in the last month or so. It could be coincidence, or it could be that the Desa Kompleks management is clearing out space (to be sold later for the MRT project?). Also, I do notice that less and less open ads in the area selling units at the condo, and those few that are selling seem to be at higher and higher prices than just a few months ago.

The MRT station may not in the end be at Kepong Sentral, but it seems a lot of people are already gearing up for that situation.

I notice tikaram had posted the MRT2 construction near kepong sentral condo. Do you know what is the progress now?

I am selling my unit now due to my wedding preparation. If not my rental can fully cover my morgage and maintenance. I won't sell it if not due to my wedding. My unit is facing KTM. Very good investment indeed.

I am selling my unit now due to my wedding preparation. If not my rental can fully cover my morgage and maintenance. I won't sell it if not due to my wedding. My unit is facing KTM. Very good investment indeed.

The MRT2 route is still in the planning stage though. Looking at the current progress of the MRT1, I'm afraid we might need to wait a little longer for the MRT2 to materialise.

If that the case, I will wait until 2014 loh~, I will sell higher price loh~. Demand are so great here. Anyway, the sungai buluh MRT is already confirmed and a started project. People can go one utama just by train. LDP many visible MRT development going on. LDP toll will increase to RM2.10 next year. Every things are guaranteed to increase next year. Mana ada turun? Gold price and hujan turun saja..

I still can get cash in other ways. smile.gif Thanks for your tips.
