Buying for investment, right now I only have a shoplot there.

I heard the 1st phase of condo soft launch already sold all or something that's why you never see them promote heavily. Location wise is perfect, near downtown Shah Alam where most activity take place and a mixed development with a private school factored in as well.

Condo and service apartment now in great demand in Shah Alam, but if not mistaken, the is the most expensive new project currently.

Section 14 for estimated RM 400 psf and condo with 2 rooms would be hardly in great response by Shah Alam folks, where the bigger size of 3 rooms , can buy a landed property in Shah Alam

however, the location is very good and surrounded with all amenities and access to Federal Highway.

Anyone know what is the sales rate?

And, I think Puncak Alami, the highrise next to it own developer, Worldwide Holdings tower, also in great location and nearer to toll, are selling around RM 400 psf, anyone can confirm?

Just pass by there recently and survey for a while. Found out that there's alot of office & commercial buildings but really lack of accommodations.

This another tactic used by developer to say the price will go up when opening another block or phase . with the global economy stagnate i dont price will go up that much .Normally the developer already made blanket purchase order on the major building materials until phase 3 or etc.by rite should have any huge increase of price in the next phase .
PS: i did some years in a construction company .I know the tricks from the developer.

Base on my findings, i really think that this development will come with fruity investment, may be not as bomb as others such as PJ/KL area. But potentially it will appreciate, no matter how you look about it !!

City area surrounded with commercial building and financial buildings, in addition to that is just next to the busy Federal Highway, what can you loss !!

I don't think any S&P have been yet, i know i haven but the building already up to few floors structural complete. I would give a credit on these developer on that !

Anyhow this project is both good for own stay and investment from the looks of the overall environment and planing.

Hi guys, this thread seems a bit quiet. Need your feedback on the property as i've placed a booking for the Service Apartment 1 (2 rooms).

I've got a question on the "pantry" design as i've never come across of such before this. When i look at the layout, it doesn't show where the kitchen sink is. I'm quite puzzled as to when the property is completed, would the owners require to re-do the "pantry" area with a sink to make it as a proper kitchen? The developer also said they will bundle in free kitchen cabinet, but unsure of where the sink location would be. The sales rep doesn't seem to know much on the design part.

Hope sifus here could enlighten me on this.

Owh ya, according to the developer, the show unit would be completed (near site i.e. Sec 14) by after Hari Raya when they would also launch the 2nd phase.
