According the news, 60% take up rate from foreign investor and half of those from Singapore. Instead of saying that this is a clear sign of investor confidence on Malaysia, to me This is a clearer sign of how shitty our currency is !!!

The success of this DC and Pavi DH largely influenced by the retail mall and office. If both mall and office not doing well, then the residence will be at risk.

A good example is Damen in USJ1

Yes agree, just look at the success of bsc and Bangsar village we can know this mall will likely succeed. This is an affluent neighborhood with many upper middle class.

1.6 is the rough figure I gathered from sources like iproperty as well.

I was also informed the land is sited on “commercial land”, the electricity and water bills are charged at commercial rates. Then I enquired whether the developer intends to convert it into residential, the salesperson replied… JMB will do it. I was like -.- …

Also, I asked him about maintenance. He mentioned that it is RM 0.55. That’s some serious maintenance money there.

Yeah, for a high end mall, was surprised by the narrow and tight driveway into the car park.

Maybe the rich will either use the valet parking or chauffered there. Hence may not be an issue.

Other than a few restaurants, nothing much happening.

You been to the car park already? Hope it is not Kancil type… die man.

One of the MUST check things buying a condo. I was in IOI’s project in Kajang (forgot what name). The condo unit had a nice view of the golf course (before mall was built). Then we went down and see the car park… if two cars side by side, forget about opening your car doors LOL…

From what I gather, office tower will be occupied (die die) by Jun 2017. The “Man” has literally uprooted everyone… and planted them in DC like a boss. To make matters worse, no park and no food haha… HL people gonna die die have no choice must go to the mall and suffer high living cost there.

All the above comments aside…

What about investment or rental prospects… am not familiar with the DC area… everyone say middle upper class bla bla but….??

this is usually the case. If majority of owners used for resi, JMB will help to convert.

Pavillion dsara maintenance fee lagi keng chou....like 80sen or rm1 psf.....
