guys,

Base on my finding it will neither gated nor guarded. If developer built gated and guarded they would have published.
Moreover my check with Readfield they confirm not gated and guarded. the only way is the residents have to do by our own.

Hi all. I've purchased one of the unit 16 - Putra. As far as i concerned, its not a gated community as DJ Wanna said.

But i strongly support for us to take the initiative and make on our own.

By the way, before we enter this Desa Saujana, there are an area as "kawasan lapang". Its full of mud & even the road to Desa Saujana not properly done yet currently. Any news or clue whether the developer will upgrade and make the area better by the completion time? What will be in the "kawasan lapang"? Going to be football field? I hope so wink.gif

choonlc, legal fee + stamp duty you can look around at RM6K budget.

For the legal fee you need to do some survey which are panel to your bank & the charges are vary from one solicitors to another..

hi ultraman259, as far as I know, this property is already sold out... Is it a good bargain? Given the current situation of property in lembah klang, I think so... As for your question on the traffic congestion, I don't have the answer to that, because I still not yet starting living there...

Hi MonsterBall...

- The legal fees for S&P will be borne by the developer, but the legal fees for loan agreement will be borne by the buyer themself...

- I'm using the maybank as my bank... Do you want to use maybank also? I heard that the maybank Fund for this project has been depleted already... Btw - u can ask your agent, he/she should definately have contact with many banks...

- I can't really say how much is the progressive fee, as it depends on the % of completion of the property... Most probably the 1st phase will be a lot higher than the 2nd phase... Furthermore, currently my loan aggreement is still in process, and the developer still haven't disburse the money yet, meaning I'm still need not to pay the progresive yet... But roughly if you want to calculate the progressive payment, here is the formula:-

% completion * loan amount * under development loan rate / 12 month...

example:
completion = 30%
loan amount = 350,000
under development loan rate = 4.1%

so, 30% * 350,000 * 4.1% = RM4305 yearly or RM358.75 monthly

What is the selling price? I didn't know the developer is Gold Mount Resources.. I thought it is under LBS.. Saw the progress indeed quite fast...

Yesterday I went by the site... The 2nd phase is up already.. It is progressing very fast... I really thought it can be finish within the time originally planned...

i went yesterday..to be honest..cepatnye depa buat kije..kalu xsilap bhgn dpn 1st row semue dh ade atap..second pun dh ade..third row separuh dh ade atap....near to the lake mcm ade 1 pondok kecik..buat tmn permainan kot..the tasik ..turquoise damn nice..but sure..i wont dare to go nearer as it seem very deep..isk..im a bit phobia with air dalam2 ni..i hate beaches too...hahhahaha..anyway i went there almost every week..my hubby pun advc me to stay there until the house is finish..but for sure..the progress is supper fast for me...and i wonder..what happened to talam houses..seem very quite there..hope people will move there real soon..i also tnmpk double storey house yg tbiar..old design..within the same area..not only sakit mate den tgk..but a bit creepy for sure..hope people will move there too...

Seriously, Talam is the one that bring down this area...no one can help unless government will redevelop houses left over by bankrupt developer as announce in newspaper few weeks back...

hi all..i just signed my S & P tis afternoon..kat menara mutiara bangsar..i bought saujana type..to be exact rumah no 34, jalan 3/30...(err.. confident jer)..not really sure bout the 3/30..but my house is facing the putra type..senang citer, next to rumah contoh for saujana type...

the agent from reapfield told me that tis house was booked by a police inspector..unfortunately his loan was rejected..so i paid the booking fee..and applied for government loan..rasa nya amik full loan..

if i not mistaken, there are units sold at RM388,800 rite? the land area is 1437sqft?...wah extra 37sqft cost u 20k? phewww....


Added on November 22, 2011, 2:21 amu all perasan tak..most of us hv been telling the same story..beli rumah coz ada owner yg loan tak approved...erm..i dunno..but this hse is nice, design cantik..then kawasan pun tak crowded..those who got their house facing the lake is consider very lucky..cantik tu pemandangan dia...

i agree, most of us bought the hse from rejected loan.. guess tis is trick from the agent... hope everything alrite.
the progress is damn fast, i went there last week, phase 2 is progressing vry fast.
hope we all move in to stay..

1st phase n 2nd phase will get the CF together. the few block align with the show house is 1phase 1... the other side to right hand side will b phase 2.
Agents told me phase 3 is launching soon... jus im not sure when it wil b.. n how reliable the info could be.. shocking.gif

yup..phase 1 is the same row with the show unit..phase 2 is next to it...actually its just the same area, but they call it phase 1 and 2...hopefully with this fast progress, they dont the put aside the quality of our house.=)..cannot wait to pindah...hehehe...

If you can see in the brochure, the phase 1 is the one tag as Block 7B, 8B, 9A, 10A, while the phase 2 would be tag as Block 1A, 2A, 3B, 4B, 5A, 6B... "A" represent the Saujana type, and "B" represent the Putra type... The one facing the lake would be Block 6B for phase 2, and Block 10A for phase 1... All phase A & phase B combine together will consist of 170 units(house)... Hope this will clarify everything...

Added on November 24, 2011, 6:11 pmim working in kl..teaching in kg pandan..plan mmg nak mintak pindah ke selangor or putrajaya bila dah pindah...tapi kalau tak dpt ngaja di puchong or putrajaya, well..terus je la kat kg pandan nie...anyway, from desa saujana to kg pandan takes only 25 mins...but we hv to bear the cost..elite rm2.20..and MEX rm4.00...nak jimat sikit kuar kat salak south so MEX tu tol rm2.50 je...i dunno bout SKVE...can anybody tell me the toll rate from bdr saujana putra to putrajaya via SKVE?

i went 2 to site tis evening(on my way back frm usj)..1st phase is almost 40% completed..

but there is something bothering me..the show hse is slightly different frm the actual one..i bought saujana type..when i got into my unit ( curi2 masuk,hihi), i was suprised to see a wall between the dry and wet kitchen...alamak, nampak sempit la dapur nie...

then i went to the show hse ( sblah rumah je)..both show houses tu tak da dinding pun between dry and wet kitchen...aiyoo..i yg tak tgk floor plan betul2 rasa nya..my mistake..insyaallah sy akan pcahkan dinding tu...anyway, masing2 ada citarasa...nak pecah atau tidak..kan my frens/neighbours?

Hi guys!!

I visited Desa Saujana last week. Attached is the pictures. As i got some information on the phase 3 which eventually will be located at Taman Mas! And the prices of same design of our houses will be RM400k above! rclxms.gif

We can access to BSP through the old road from Taman Mas. And this place also rapidly developing & i heard one of the Puchong LRT station will be located over there... SO THE WHOLE IDEA IS FROM TAMAN MAS TO BSP THERE WILL BE A LINK & THE WHOLE CITY WILL BE CONNECTED (HOPEFULLY) & DEVELOPED!!

My only worry at near by our are is about the abonded Talam projects whcih is right in front of our area... Tak cantik lah mata memandang!! And lot of muds & empty land.. I just back from developer office and i was told that there isnt any space to setup the fencing at all. The developer fully occupied the land owned by the company with houses. Not even 5 feet extra land it seems from the last row of house.
Maybe we can gather more information from Majlis daerah on this matter.

I got another worry. I hope the developer do a good piling job. A contractor friend of mine told me the land there not so stable. If not good job alot of cracks will appear. Just a bit worried.

The LBS project houses got cracking may be due workmanship because the land for LBS project is ex plantation land..i am not sure about the whole piece but their few latest projects like Ivory, Magenta are on ex plantation land as it is next to oil palm estate...

The house Im staying now also got crack here n there in Putra Heights even the developer is SimeDarby..

For Desa Saujana, really have to ask the single storey beside it because in ex mining land, good piling is very important...

To my understanding the least hold title start to commenced 6 years ago. that means they would have reclaim the mining few years back. Now the land should be stable i believe(no movement). The building should be problem free provided the building work is proper.

Don't worry, you still owning your house, but you need to pay some amount of interest to the developer... I guess 18% per annum from the current billing, and it count as daily basis interest...

We need to complain to the developer. If not when handover they will force ask to pay late charges.
Not our fault. Their own snp lawyer and also they recommend to be bank lawyer. Not fair to us.

I'm 1st Phase Owner. I signed S&P around July 2011 & signed bank loan agreement around August 2011. Until today, Bank haven't disburse $$$. I chased the Bank Agent quite some time, but they said the bank lawyer miss-communicated with the developers lawyer.

But will canal city block our view from the lake or development detiorate the nice lake? Again same concern that we are not gated and any outsider can hang out at the park area.

Wouldn't it be nice if the area around the lake area is landscaped properly to make it sort of attractive for residence? thumbup.gif

With budget of RM 450k. I am sure u can get a unit here but Desa Saujana had sold out.

I think u can look for LBS newly launch cluster semi d from 450 or 460k onwards.
