Hi guys, any reviews or opinions for Koi Prima Block D, currently selling price 469k for 17th floor..

The price is worth it?

The place's internet speed?

There are still immigrants there?

Will need to know guys, please help... before I decide whether or not want to buy this property ☺️

Block D having the same layout as Block A B C.
Corner unit 1098sqft.
Intermediate unit 1055sqft.

I am guessing 469k is for intermediate unit nett price after deduct all rebate/discount.

immigrants are everywhere in malaysia..

TIME is available in KoiPrima, so it is better than UNIFI (my opinion)

worth it or not, no idea.. the property market now is having an adjustment due to the covid19 pandemic.

you may consider subsale too.. around 400K(non bumi) can get corner 1098sqft unit.

It's 1096 sqft, estimate complete on September 2021, it's near the elite high way but not sure when will open the path to it

The rebate I did not count in, if after rebate is 427k for 1096 sqft corner unit.

p.s. sorry guys should have mention more info

The price is moderate, not cheap nor expensive. This project seem always got Lelong 300k- 400k. The location is abit far from Puchong. Need Ard 20-25 mins from Puchong Jaya. Density is abit high, + leasehold. Surrounding is Malay oriented community. And it is under bandaraya sepang. Unless u really want to find a house in this location.

I can say as a buyer , bargaining power is on your side

What you said is extremely true for this condo however, always low selling price but high rental. Why ya? Is it local community who is liking it as the target tenants are not many..

How much is the rental for your knowledge? As I know rental only rm1000-1200 only. Which is very low.. u have to understand that some owner that bought earlier might bought it at a higher price..
So , confirm negative cash flow. The units available quite alot also. Competitive to get tenants

Just a real case stduy as my friend owned one there.

He bought 1st hand koi prima at 280k and renting out with 2k per month for many many years, after making partition for +1 room. Most his tenants are malays at that area.

Got so cheap? 2k rental? Must be full id design and full furnish. Or else. Kosong asking price I think rm1200 only. I got a fren colleague buy there also almost 500k.

Yep 2k rental for many years already. I checked against market rate just like you and that enlightened me further that different person will have different property investment outcomes despite same portfolio. He didn't fully furnished & abit kiam siap instead with the minimalist concept (by providing the basics); however everything is tidy & clean, standardised with white bedsheet etc. Only complaint I heard from him always is that the price at there didn't appreciate for many years.

those are with furniture and basic reno. asking price of 300k+ are still bare units - not sure why keeping it empty for so long (maybe too rich and don't care haha).
