I tink tis pojek ( in terms for own stay or invest) EPIC FAILED...so many cheaper projects wit large greenery grand entrance eg ECO Semenyih etc...embarrasing entrance and access road

Visited a friend there before and indeed a well organized and good living community hidden inside Tmn Suria. Freehold, Low density, good accessibility and close to the actions of Mahkota Cheras/Sg Long/Cheras Perdana.

House2house distance is far hence you enjoy the privacy and serenity.

The security and landscape maintenance is up to standard with proactive efforts by the committee to drive progress with Tropicana Corp.

Con is the launch price is on the high side, above median whereby there are no much price upside you can look for. I would consider if it's below 1 mil, as 2 storey new-new is already demanding like 700-800k hence just need to fork out some premium to get the 3-storey.

If not mistaken, there are definitely more than 1 lelong units be it Semi D or Link Villas. Now they are clearing phase 3 at 1.05 mil, 20x75 @ 25xx sqft.

Thanks for your inputs! is your last visit 1-2 years ago?

Do you think the access road before reaching the guard post too narrow? Hopefully no illegal parking along the road.

now they are clearing it at below 950k if not mistaken.

No prob bro.

My last visit was during CNY, before MCO.

The access road looks OK and not congested even at peak hours or midnight as it's only shared by Suria landed & TC landed.

There is one low density condominium (300+ units) bordering these taman, named Permata Residence which I think not so nice but it's with suria compound.

Another insight is, with 6 rooms I knew there are two units rented to UTAR students at total of 3.5-4k. Just to tell you basically won't lose much by renting out at such capacity.

Is that confirm to be 950k with SPA/MOT waived? coz the nett i knew during CNY is 1mil.

If you are buying phase 3, please take note it's closer to the mosque and at lower ground.

lower ground there, but got the dry pond to help on flood issue??
