 Mah Sing Group to launch new M Residence@Rawang, from the star

hello all, since today is the big day of M Residence launching, I have "passed by" mah sing sales office on my way to work before lunch time notworthy.gif wow, it is taken up very fast for first day, more than 50-60% of the 200+ units are sold already, the upper row of RM360k only have 1-2 units left at that time, mostly facing t-junction units, not sure about now.

If need to choose, the lowest entry level are now RM410k for 18x70, and RM511k for 22x80 after 7% discount. Guess it is still the cheapest gated and guarded link house with clubhouse facilities in klang valley I guess.

The clubhouse with pool, gym, etc seems to be quite enticing, it will be shared among all phases, but guess thats how the maintenance fees are low too smile.gif

Bro, I doubt you can get it any close to the price too, bare in mind that last year, on the last few row of semi-ds from hong leong amberley are already approaching RM700k, and thats before Jusco are confirmed and started construction. Now, Jusco are set to open in 3 days (heard it is fully tenanted, if the rumour is not true, at least it is confirmed to be tenanted well with cinema too) and the srjk© will start school next month, with major road upgrading in progress. When BDRB launch their property, tentatively next year, this place will be even merrier with Hongbee, Hong leong and BDRB developing side by side, and Mah Sing 3km away smile.gif

On a side note, I have noticed on HBL web:

To be frank, for the past 1 year + that I am staying here, I always travel via NSE to KL (office), and PJ (parents house), unlike what most people believe that Rawang will be very jam, there are almost no traffic, except during peak hour on NSE sungai buloh intersection (jln duta and NKVE), remember that NSE is cater for festive season traffic too, so peak hour are usually minimal effect for the highway only, PLUS is upgrading 3 lanes to 4 lanes next year, so in the long run, it shall not be a problem anymore. For me, it is convenient enough, I will just rather pay toll, but I think it is still worth it, with so much saving on the house and the concept, it is worth it to pay for the toll, IMO la still cheaper for the same living standard if adding mortgage installment, petrol and toll... old trunk road will spent you more on petrol instead, and time and energy too, just my personal preferrence. icon_rolleyes.gif

I believe the land is beside the main road (jln batu arang), located before turning into Jusco/Anggun area from Rawang Toll, so Jusco/Anggun will be in the middle, with one side bordering BDRB and another side bordering Guocoland/Emerald. Here are the few highlight from the articles.

There is no McDon this part of Rawang, only Wendy's on AEON Rawang, the closest McD will be the 24 hours McD at Rawang Town (about 10 minutes away). I have heard that there is no McD inside Jusco, as McD usually prefer to own a separate building or located outside of a mall instead of renting, and also perhaps due to operating hours, convenient for drive thru, too. The best bet is that McD MIGHT be coming to the shoplot beside AEON:

I am keeping my fingers crossed that McD and some banks will be opening on the new shoplot, or McD will be eventually built as a separate building someday smile.gif

Wow, the clubhouse looks nice!! If M Residence with this clubhouse is built in PJ area, easily more than RM1.5mil already for the entry level unit thumbup.gif

with the much needed security in our country, much admired lifestyle clubhouse, and so much discount for those who wouldn't mind traveling a little more. drool.gif easily save RM3-5k per month for the additional 20 minutes x2 traveling to work or temporary inconvenience for the amenities that will be built in the future, congrats to all the lucky owner of M Residence!!! icon_rolleyes.gif

Developer sends its security personnel for training under special programme

MAH Sing Group Bhd has embarked on an auxiliary police programme to boost security in its property development projects.

Mah Sing executive operations director Datuk Lim Kiu Hock said a total of 312 security personnel will undergo a nine-week training programme before being sent to the group’s new gated-and-guarded properties.

“We will send them in batches and upon completion of their training, we will station them in townships developed by Mah Sing,” Lim said during a media conference after receiving the auxiliary police certificate of approval from Bukit Aman crime prevention and eradication department director Datuk Wira Ayub Yaakob in Kuala Lumpur.

He said the first batch was expected to undergo training in May at a base to be determined by the police.

“We submitted the paperwork for certification in September last year and obtained approval from the police in January,” Lim said, adding that the security personnel would be trained in various aspects of law enforcement and patrol techniques to carry out their duties effectively.

Wira Ayub said the police welcomed such partnerships with housing developers and residents associations to beef up security.

“This is in tandem with the National Key Results Area (NKRA) to reduce crime rate by 5% annually,” he said and urged more residents to set up Rukun Tetangga (RT) to improve safety and security in their neighbourhoods.

He said auxiliary policemen were similar to normal police personnel.

“However, their authority to make an arrest is limited to the township or development.

“They will be the ‘eyes and ears’ of police to prevent crime and improve the quality of life of Malaysians,” he added.

Lim said Mah Sing had yet to finalise the first housing project to receive the auxiliary police. The group currently has 47 housing projects nationwide.

Lim said providing better security features was the group’s utmost priority and it would focus on deploying trained officers to its five new projects in Greater Kuala Lumpur and the Klang Valley, gradually extending the service to the northern and southern regions.

On whether Mah Sing intends to initiate the auxiliary programme in existing residential properties, Lim said this would depend on whether it was managed by a Joint Management Body (JMB) or Management Corporations (MC).

“We will propose the idea to JMBs, but it will be up to them to decide. As for MCs, we do not have a say since it is handled completely by residents.

“As a socially-responsible corporation, it is in our interest to safeguard the community,” he said, adding that other efforts in the pipeline included auxiliary police patrol cars to conduct 24-hour patrols.
