Technically M Residence 22x 80 starting at 582k but LH.

Compare to Guocoland's Emerald West similar size and pricing, but Freehold, which one has more premium in terms of accessibility?

TMS always increased the price phase by phase.

Even their Kinrara Residence 3 storey superlink, 1sr phase, just several units, launched at 900k++, then now leftover units at 1.18mil bfore 7% discount.

It's too huge.

Mind to share what is the problem that MS facing?

Of course I trust that MS is big enough and Naza Group has such fund to buy over MS. Btw, MS already has huge profit since they are far more aggressive in their launches so far.

Naza would be coming up in their own since they have far more landbank compare to MS, no landbank at all.

End lot have extra land but corner lot have extra land plus extra balcony.. ( for phase 3)

But for me end lot is not so useful unless u plan to do smtg for extra land.. koi pond, bbq area etc....

Chris kor, what you think about this? visited the location... bit ulu and the road condition not so good once exit from rawang tol... Only things is AEON been built near anggun city...

sean kor, hmm, I am only have little opinion about Rawang, not familiar this area, although I am going to rate this area is not bad.

Mah Sing here, Sg Buloh aka Rawang taikor Guocoland and Hong Bee Land is here, Tan & Tan, Sunrise JV with Sunway would be here too, I guess this part of Rawang would be hot spot in next 3-5 years, since all the developers here were taikors. I can seen it had been tremendously very "wong" since the completion of Jaya Jusco. As I found M Residence is just 4-5 km away from Jaya Jusco, guess should be okay.

Since this M Residence is 200+ acres ( if I remember correctly ), then the township shouldn't be that bad and as a whole master plan, for a pricing of RM 600+k for a new 22x80 landed, I would say, it is affordable and good buy to those who would like a piece of landed which not too far away from KL but also not that near.

For me, if own stay, I think I like the M2 which is Gated & Guarded series ( Leasehold rite) . If offers something trend to the market and in future, this is the security everybody wants. But as i knew few Rawang kias, background not bad or rich, they are very conservative about Freehold and Leasehold, thus, perhaps investment should go to Freehold.

Between, end lot and corner lot is definitely different. But what is the size of extra land of end lot for Phase 3? For over RM 600k and end lot just extra RM 40k, sure the extra land would be only 5 feet. If anything more than 8-10 feet, it would be super cheap. 5 feet can't give u anything of extra pond or such, just a small landscape which u hardly walk but offers you half exclusive privacy living since only living to one of next door.

Bro, I am not from Rawang but I little commenting that, it might be far from amenities, but M Residence is just a newly launch project, and this is not mini shoe size development but over 200+ acres housing development, so the surrounding or accessibility also takes time to develop.

Sometimes, I dunno how far is far you guys mean, but I was think, it is not near but if you look for a decent new homes of M Residence or Emerald West, East or etc newly launch, I think the distance is manageable with time consuming.

To be simple, zero lot bungalow is a Semi-D built on / as a Detached house on a piece of land.

It looks like a bungalow or you can call it bungalow due to Detached, not Semi-Detached, but the facade, floor plan and built up is similar to Semi-D as the house is not located at the centre of the piece of the land ( where you have double extra land / corner ) and Zero Lot Bungalow is only has one sided extra land which facing the next lot wall on the border line.

The sales seem looks good with 80% booked.

The 108 units is not too much but a good indicating starting point to starts up a business hub in M Residence as well due to the nearest commercial hub is not near and probably these shop-lots really takes time to matured in, say approx 2 years where the early phases of M Residence also take times to move in to fill up the high occupancy rates.
