yes, i planned to buy M1 residence but after got advice from this good SA, i choose to booked M2. My unit 1st row beside corner lot.

1. first home - no need to buy to large house, just start with value home
2. M1 is a house but M2 is home.
3. G & G
4. M1 phase 2 price RM668k, phase 3 RM628k. lauching price below RM500k, so 1st buyer already gain profit, percentage should be low if i will sell it later.
5. M2 have own lake, M1 lake lake outside and have to share.
6. G & G price will up more and more..
7. i buy M2 loan just using my wife name, one name. so i can buy other house under my name so still 1st home (easy get 90% loan)
8. FH not too important right now, people not even care too musc
Drawback
1. have to wait untill 2015-2016 to enter the house

MR 1 the so called lake is a man made pond.
MR2's lake is the natural lake.

same size 20x65", same price, same façade, same layout, different row only.

Perodua plant at the other end of rawang next to serendah.
Near rawang toll there got one industry park.  Most of the bank and business activity is at Rawang town center.

No la, I definitely wont pull by the factor of BBB. I dont.

In fact, I just bought it bcz of concept, affordable price for 20x65 which look as spacious as 20x70 and pillar to pillar and at least, by Mah Sing.

Also, it is strata title with proper Gated & Guarded, which is something rare in whole KV with such price of RM 400+k. In fact, RM 400k+ is not cheap for this location as at today and I see M2 G&G has lesser competition based on the size n price around Rawang.

It completes in 2016, the year after the Rawang toll bridge is completed, LATAR and M Avenue should completed in 2015, M1 Phase 1 completed in 2014, Phase 2 n 3 completed in 2015, so the self occupation is there when this 20x65 completed.

I not interested in M1 22x80 bcz, these size has too many comparison in whole Rawang and the timing of completion, those buy for own stay has no issue since 7-8% discount with so low entry. But for investment wise, it got to hold longer bcz as entry price of RM 600k ish, can it sell around RM 800k upon VP in 2015? Possible but the short period allows the prospect have plenty of consideration by 2015 and should hold till 2016-18 for better cap. Moreover, early buyers of RM 550k holds the advantage.

M2 20x65 competition in 2016/17 is M1 18x70 ( smaller built up ) balance units which hold by investors from 2014-16/17. It got the potential but got to hold to the real timing.

The catalyst of SP Setia, BRDB and Tan&Tan at surrounding M1/M2 impress me too.

I am not surprise at all if one of them vested in this project. You must be passionate enough to write so many details review, and if you are passionate in property, you probably know that the deal like MR 2 is hard to come by

Assuming rawang town is the center. Then M1 and M2 is far north and sp setia project is far south. Emerald is nourth. But the south is nearest to kl and selayang. The road also up graded and the interchange to latar also completed. And also the rawang by pass is already start construction.
